Sites are still very busy But it’s not a true reflection As with most a massive shortage of labour and money already in place It will be after Easter before the housing sites slow and perhaps another year before the commercial jobs slow Suppliers will have to reduce there margins Or go out of business

We got a window quote last June Lead times 10-12 weeks Just called in to order No price increase Lead time 2-3 weeks Things are definitely slowing

I agree The problem we are having now that we didn’t have before Is the quote differentials We recently spent £1800 on lead A commodity that has been relatively unedited Some quotes came in at 25% more Steel We had a quote for £2500 and more than double that We haven’t had this before As Bonner says Some prices have fallen and falling Particularly timber- 10 replies

We came in at £815 m2 on our last (5 years ago) This time we had planed to come in around £1000 m2 That has gone out of the window with rising costs Im just slating in at the moment I’d say we are about 20% over I’ll hold back posting a spreadsheet till we are watertight with the render completed (Pre plaster) The problem you will find is A spreadsheet that has been compiled over the last 18 months May be well out of date by now Beware of companies hiking prices up for no other reason than to increase there own profits- 10 replies

Insulating around cables that's running along joists?

There’s no issues with using a wool type insulation between joists Pretty much as in the loft Cables are buried under at least three layers of insulation -
You will probably need a Structual engineer Why not ask him or her to do you a construction drawing at the same time Much cheaper option

Moister boards are fine on any tiled areas Even wet rooms What a lot of people don’t seem to grasp is If water gets through to the boards or backer They need stripping off Gyprock yellow backers perform the best and can be cut with a Stanley knife -

Proper joinery I’ve a mate who have a joinery workshop and he does all his doors by hand I’m not not neat enough to do hardwood without a jig Cheating I know 😁 -

Exactly Long gong are the days of chipping away with a chisel I even have a jig for the latch An hour for the lining an hour for the door should be a breeze for someone who does it as there day job -
