Mf is quick and easy to use Lightweight and very strong The acoustics are far better than wood -

It will also depend on the make Flopsst which screwfix stock is nearly half the price of poly pipe which most of the merchants stock It is better quality But both do the same job Most ground workers prefer the later But there not buying it

On our first build we put concrete under the BB As there was a possibility of flooding There’s no requirement to put anything under there Most large site give the area a spray with weed killer then put the BB in

I was just reading an online article relating to 400 homes that have been given The go ahead in our local area The builder is objecting to paying the 36 k levy on each home and the 30% of the project being affordable housing It’s a bit rich really when you think of all the hoops we all have had to jump through in order to build one family home

No That would be a waste of money You will have to put some stone down for the lorries Just to get upto the foundations Get them dug Then get some stone around the perimeter and anywhere you will need to get a delivery crane BMs etc This is all that I did prior to concreting

On our previous build and our current build My wife couldn’t decide on the location of either Or most of the kitchen Telling me that we have ages and can always move drains I put one either side of the kitchen and utility Your only talking a small amount of work and Pennie’s -
Watered down brick acid on a sponge will do it But you may have to touch up the grout in places

Yes they do Whilst there will be increases or in some cases decreases to offset Your eventual choice will have to be quite specific on what they are charging for Breaking things down will take longer but protect you both

Monocouche like K Rend do a repair kit Free of charge to contractors I run a render company and give a minimum of five year guarantee If your part of a development Your contractor will factor this into his price Sending someone for half a day is no big deal

Your builder should get the render contractor back to sort these out We guarantee ours for five years Nice easy job for a contractor If you touch them yourself They won’t look good

At the moment quotes are more like estimates and will be quite generic as most are derived from the same software All will be subject to material and labour increases Your looking around £2000 m2 to get a builder in Good finish reasonably straight forward build

I contact three companies One wanted 15k with a 50-50 chance of success The other two held little hope As we could go elsewhere and stated SQ reports are usually for commercial or multiple residential Which can be argued the area is in need of I would go down the routes of mitigating the flood risk Raising the floor height Adding slide rails that allow a plate to be dropped into as the mythical flood approaches If you look at planning in your area there will be others that have tackled this

Although been in building all my life and completed a self build previously I’d never heard of a Sequential test Till we applied for full planning for our plots Like you we where in flood zone 2 Which required a sq test No problem Ten miles from the sea 5 from the nearest river Canals don’t count apparently I was so wrong The SQ test is more of a study to find out if you can bugger off somewhere else and build your house We brought in an expert who thought that we had little chance of success As there is plenty of places we could build Bit late after we had bought the plots His approach was to look at the out of date mapping He effectively re mapped the zones Luckily for us the new zone arced around the back of the two houses Planners weren’t impressed So brought in the environment agency Which made little difference One build near us that is right in the middle of zone 2 went with a different approach Stating he needed a plot with a paddock within a five mile radius on a certain budget Risky But he won Another put flood protection in to get over this Our plot sellers Gran built the house next door in The 1930s and had never been flooded SQ report seams like anther way to stop self builders As the large house builders have no problem getting over this if you look at the photo Both plots where in 2 The blue line shows how the flood would magically stop at the bottom of both gardens Planners desperate for a small victory told me I couldnt have the garage in zone 2 I pointed out that I could do the workshop under permitted development at the end of the build Or simply open both door and let the flood run through 😁 Experts are not cheap But they run rings around planners who tend not to be All that bright Good luck
