  1. He’s right You do need a movement joint on a 13 meter stretch If I was rendering it I would put at least one movement joint in the render

  9. Slates is the best But if your going for a tile Clay tiles and ridges are less likely to discolor

  12. It’s usually due to bad shapes on joists or trusses Joist hangers are the main culprit Counter batoning is a must At the very least trusses should be done Everything in ours will be done even the chunky Posi joist

Mostly block But there are a couple that make up two of the bathrooms The one we are building has just a couple of studs which I’ll do in timber As they are specified for racking and will need cladding with ply on both side Anything else Drop ceilings etc Will be MF Ask me if I’m Parge coating 😂
  14. It may be worth considering metal studs MF It’s a lot easier get get straight and square and much lighter to use Also it’s make’s plumbing and electrical work much easier due to cut outs already being in place
  15. We are surrounded by trees on our previous build and had to go down to 1800 on the main house and even the garages Private building control are less convenient and nearly always more expensive than local Authority
  16. I do quite a bit of work for a company that uses the recycled Tyres Slate lookalike There not cheap but interlocking and look superb I have a maintenance contract on a site that was done about 18 years back They still look grate Easy diy job

In our locality Lancs England The change to treatment plant is being unforced when a property is sold So the seller either gets it swapped over or makes an adjustment on price To be fair we replaced and relocated the neighbors tank as part of the land sale I’d no experience of tanks of any kind It only took a day I offered them the option of a TP if they would pay a thousand towards it I bet they wished they had now We nearly put a joint TP in But our Solicitors talks us out of We are going to sell this year so might have been a sticking point
  18. BC control didn’t have any involvement in replacing the septic tank My understanding was we where allowed to replace like for like Which isn’t the case now

A septic tank doesn’t meet current building regs period If you can do it without bc being involved Id just do it We installed a treatment plant in our first build five years ago and a new septic tank for our neighbor who we bought the plot off They have been told that in order to sell there house they have to replace the septic tank and asked why didn’t I tell them I like many had no idea that legislation would change

  22. It’s still very good PB like most things has gone up in price partly due to things out of all our control and partly due to high demand It’s good to see your benefiting from the fall in demand
