  4. Yep I took my first mortgage out at 12% which quickly rose to 15% The problem we have now is that house prices are based on extremely low rates

Mortgage rates are set to rise again Whilst I understand putting interest rates help cut spending This time seams totally different from previous times With most people’s spending is on Essentials Food and heating Am I missing something So far we have held back on putting rents up But an £800 rent will have to go up to a £1000 and that leaves us standing half the cost Will that help lower inflation? Whilst the government claims to have no sway over the Bank of England They should step in and stop this madness
  6. Expansion joints wouldn’t have made any difference with is type of cracking I would cut out 50 mil either side of the cracks with a grinder and replace the render and Tyrolean over the whole area

You make a good point We had a self build to render in sand and cement (300 m2) I told him I would have to put it For a couple of weeks due to the heat We are still using the through coloured renders as we can add an accelerator But sand and cement is no good in hot sunshine I’ve been past today and half of it has been done Would two weeks really make that much difference Hope he doesn’t ask me to re do it after winter 😂
  10. I’m not sure what the u value is It fine directly onto the rafters It acts the same way as fixing 60 mil of pir on to the rafters There’s 50 mil air gap behind the pir and 25 between the insulated plasterboard
  11. We made a start today insulating the three vaulted ceiling’s and numerous slopes Up nice and early 6am 100 mil of pir A layer of super foil 3x1s Then 82 mil of insulated plasterboard

Window fitters are probably the least skilled that you will come across Plenty of foam and plenty of excuses When your measuring Do it twice Then cut a staff for each window Starting with the largest and working your way down As you say the fitting prices are crazy My wife and myself fitted 30 sash windows on our previous build in under two days and recently fitted three sets of sliders in an morning The heavy glass was the biggest challenge
  14. Dot and dab is fine and has a warmer feel than sand and cement I dot and dabbed our last build and will do the same with this one Only about 20% of my business is wet plaster 20 years ago it was the other way round Times change its down to personal choice

  16. The putty lime is a skim coat Use on All interiors Pre ear It’s like spreading cream and drys rather than sets So can be left in a mixing box and knocked up when needed

I do 2.4 x600 sheets We normally plug and screw Stainless steel screws and 40 mil washers More often than not the render has pulled the faces of the brick off Some companies choose to grind the joints out prior to us starting This does the same job Just gives something for the render to key to I don’t even quote for re renders without the above being done If you put mesh on you will never get any issues We guarantee all our renders for five years No quibble So we have to be belt and braces

I took delivery of 40 tone of MOT today To use just to tidy up around the outside of the house Surprisingly it’s dropped in price compared to twelve months ago Only about three quid per tone But better than the other way Clean mot limestone £19 per tone This can only be due to a fall in demand as last year the quary had a limit of 60 tones of building sand per day

Sand lime acts like a sponge and will never set many years ago when was an apprentice Sand lime and putty lime was what we used at collage We would plaster walls and the following we knock it off the wall and chuck it back in the mixer and reuse Week after week Even a spade of cement will help bind it together

  23. 99% are boarded withe 12.5 mil wallboard without any condensation issues Ideally there would be enough room for an insulation board But there rarely is
