  1. Appreciate what you’re saying. Thinking was to have the k/d/l have morning and evening sun and the study and lounge to have morning midday and evening sun. Plus trying to get rid of steelwork and make it a lot more simple to build. I’ll play about again and see what I can come up with. Thanks for the comments.

  3. Sorry - but the elevations really are poor - especially the front porch with the very small extended roof between the first floor window. The window proportions are not right and the composition of the elevations is - in my opinion - not good.

  5. The steelwork won’t be a problem and can easily support the first floor walls. Lol at “Architects persistently design houses like this and just leave the steel as an issue for the SE and builder to sort out later. Much better to design it as simple as possible to begin with.” No we don’t. FYI I really doubt an architect designed this house.
  6. Also - you’re going to need quite a bit of steel to support the first floor walls at the back of the house and very few of the GF walls line up with the FF walls. You might want to simplify the structural steelwork and try and get more walls on the GF and the FF to line up. Will more than likely be cheaper to build.

  9. A very good point but I think this should be given “as read” - I certainly do. The information posted on this forum is - largely - personal opinion and should not replace relevant professional advice. For my own part I only offer to help with preliminary design proposals and anything that I post is my personal opinion. Anything beyond that is beyond what I am prepared to do on a public forum. I hope to continue to offer design advice to any OP who is “struggling” to design their home or who is just looking to get a second - personal - opinion on what their designer has prepared for them.   12. You’ll find that many brick layers in NI will use check reveals if only by 15-25mm. Many tend to use check reveals so that they can close the cavity with calcium silicate board before the windows are fitted.
  13. @AliGThe alternative plans don’t really tie up with the elevations and were done in isolation and were prepared for the OP to show what could be achieved if some of the internal layout was changed. I’ve added comments to your text above. The idea is to create a symmetrical front elevation and then to take those design elements and apply them to the rest of the dwelling. I am restricted in what I can do - due to the foundations being in but my hands aren’t totally tied - there are ways and means of building various options and existing foundations can always be used or ignored. PS - this is stylised to reflect what the OP has asked for. Feel free to post your own solution - I would genuinely like to see your proposal.

  15. Let me know if I can help in any way. The main roof is pitching the “wrong way”. Three storey means you’ll need a protected staircase - difficult (but not impossible) to achieve with trusses. Very small office in an out of the way location. I’d move it if you intend to spend a lot of time in it. A bit of “wasted space in the kitchen/dining and living room. Consider a single volume rather than multiple off-shoots. More economical. Why three-storey? Why not a single or two-storey dwelling?
