Some decent aluminium flashing should sort that out. -
Insulated plasterboard.

Sounds a bit like an NEC Contract. Priced schedules and Compensation Events.

Let me know you like and don’t like and “must haves” in the layout I’ve shown and I’ll take another look.

These contracts usually come with an addendum for use in NI - check them out.

Look at the RIBA Domestic Building Contract as well. It might help but again it requires a CA.
-
@Jimbo37Just check that whatever contract you do use doesn’t need a contract administrator. The JCT Minor Works needs one.

Can you post the existing plans and I’ll take a look.

Try Sketchup. Easy to use and free if you use the web-based option.

Agree with all of the above. Ring the ARB and let them know exactly what has happened. As a Registered Architect your experience astounds me and gives the professional a very bad reputation. Can you post your original drawings. I’d love to help out in some small way if I can.

No problem. Any joiner worth his salt could knock this up for you in no time.

*written consent required. Typo.

You can get them from BC who will charge you a fee. However you will probably need written from the person who prepared the drawings before BC will issue you them to you.

Would go with hinges. Sliders can jam.

Why don’t you just ask the planners for the location and dimensions of the visibility splay and speak to the. About what you can actually build with and without planning consent. I would suspect that if there is a need to maintain visibility splays they will have certain dimensions including a maximum height for anything placed within the splay. Where I am you cannot place anything higher than 250mm within a visibility splay.

E and F are based on your floor plan. I have made some rooms bigger to fit furniture and I have kept in mind that the elevations could be symmetrical.

C and D are my interpretation of a long house. I have suggested a vaulted ceiling in part of the open plan living area and I’ve shown the roof extended over the gable.

@Amateur bob A few floor plans for you to look at. A and B are a simple rectangle. Completely slate covered box.
