  1. In that case wouldn’t worry about it
  2. cant see any ventilation on that 'cold roof' anywhere ?
  3. there are no wrong answers when it comes to aesthetics only opinions.
  4. is there not a stud wall anywhere under that steel you could lose the duct in ?
  5. a proper cavity closer that is tied into the brickwork as it goes up is much better. Bricky will like it as he wont have to use a level on any of the windows. https://subframes.co.uk/cavity-closers/cavalok/
  6. there will be gaps under every beam all along the sleeper wall. Any additional ventilation requirement, and location of the perimeter vents, will be on the block and beam drawing.
  7. check insurance, wont be able to use normal buildings and contents without a completion cert.
  8. you could also move the mechanical fix off the frame by using frame straps, added bonus of no holes visible from the inside. The ilbrook foam is very good.
  9. must be great breathing in all those particles of perished rubber around the lid. Crazy to bodge and skimp on a couple hundred quid manifold ...
  10. use a normal gulley, 90 out the side into your 1m deep pipe.
  11. go in loft take a picture of the trusses.
  12. then you have his goodwill and nothing else.
  13. if an insurers SE says the footing has failed then any 'resin' is literally paving over the cracks. It sounds like your looking for an easy out to justify the price and have latched onto this. Underpinning is not a massive job and will fix the root cause. Webuyanyhouse wont touch it with a bargepole as they wont be able to flip it with subsidence which is all they do. stick by your guns there is always another place.
  14. actually the opposite. DPC course is irrelevant.
  15. builder you employed or finished house bought off a developer ?
  16. 37k not enough. buyers market with the recession. I'd want double that at a minimum.
  17. we actually are in a similar position, solid 9" wall no insulation. Im going to put 100mm celotex internally then board on top. no dab using megastick with some thermally broken fixing to help the celtex stick. its quite labour intensive having to cut 125mm around all the windows to get insulation to all the reveals. Only has to be done once though right.
  18. make a cheap wooden ramp. get completion cert. burn ramp and do patio as you like.
  19. overhead pump is peanuts. crazy to try and cheap it.
  20. its actually none of that... payback in 1.5 years.
  21. they wont know unless you tell them anyway.
  22. Classic example of modern planning laws protecting a property built when no planning laws were needed.
  23. Klober have new closers to go with the dry vallys, very nice they are too. https://www.roofgiant.com/grp-valley-troughs/dry-valley-closure/
  24. have you looked on land registry to confirm its 'unregistered' all unregistered means is it hasn't been sold since the land reg system was modernized. It will still be owned.
