you could also move the mechanical fix off the frame by using frame straps, added bonus of no holes visible from the inside. The ilbrook foam is very good.

if an insurers SE says the footing has failed then any 'resin' is literally paving over the cracks. It sounds like your looking for an easy out to justify the price and have latched onto this. Underpinning is not a massive job and will fix the root cause. Webuyanyhouse wont touch it with a bargepole as they wont be able to flip it with subsidence which is all they do. stick by your guns there is always another place. -

37k not enough. buyers market with the recession. I'd want double that at a minimum. -
we actually are in a similar position, solid 9" wall no insulation. Im going to put 100mm celotex internally then board on top. no dab using megastick with some thermally broken fixing to help the celtex stick. its quite labour intensive having to cut 125mm around all the windows to get insulation to all the reveals. Only has to be done once though right.

have you looked on land registry to confirm its 'unregistered' all unregistered means is it hasn't been sold since the land reg system was modernized. It will still be owned. -

EPC are largely meaningless anyway, legoland new builds easily get 'B' and are thrown up. The system used in Belgium is much better in my opinion, the KW/h m2 are used instead. Was in Bruges earlier in the year and nosed around the agents windows as you do, some placed were 500 kwh /m2 some 20! https://www.vlaanderen.be/en/epc-for-a-dwelling You can directly translate this into a £££ value when looking to buy a place. Not easy to do with an EPC of B-

all depends on your ground conditions, if its clay then pointless. You should have been asked to do a percolation test to see if your ground is suitable, it may be the previous BCO knew it would be ok based on his experience. https://www.jdpipes.co.uk/knowledge/sewage-treatment/how-to-perform-a-percolation-test.html either way its fine, dumping it into the sewer helps alleviate the shortage of water/hosepipe ban as well ! -
the wife has seen this style of sink and is very keen that we fit one. Can't seem to find a supplier at a reasonable price. anyone came across one ?
