Cost to get Utilities installed
Dave Jones replied to IronMike's topic in General Construction Issues
also depends on the type of road, major A roads could be 5 figures to permit, traffic management, sunday working etc . good luck getting them to share a trench on the same day. Never had any luck with that as the firm that seals the trench is also responsible for maintaining it for 5 years after. -
if you wanted bankrolling i'd hope the builder increases their margin accordingly. Fortunately they are in a good position to pick their customers.

its because there isnt one trade responsible for air tightness. The buck just gets passed as its labour intensive to get right. I'd insist on a pre-plaster air test to confirm everything is going to plan so corrections can be made while they still can. or the easy option you do it yourself.

Reducing the size of an existing, very deep, door lining
Dave Jones replied to jayc89's topic in Doors & Door Frames
make a liner either out of 2 normal ones joined together or use a sheet of mdf and make your own to size. -
Creating access hatch in existing beam and block floor
Dave Jones replied to embra's topic in Floor Structures
your going to have the same issue as the other guy here trying to do the same thing. you somehow have to get a continuous dpm below the insulation lapped into the inside skin. somehow need to keep those blocks dry after covering them with insulation. -
most reputable builders would expect materials to be paid for at point of order. They are not there to bankroll your build.

Creating access hatch in existing beam and block floor
Dave Jones replied to embra's topic in Floor Structures
depends which way they laid the blocks, if its longways then you need to be skinny <200mm You will also be comprimising the DPM. What reason do you have for accessing it ? -
it would give it that nice housing association look where they have done this to council houses.

irrelevant, boards are cheap and easily cut. wood for the trees etc.

EDF and 3 phase meter replacing single phase
Dave Jones replied to Andeh's topic in Electrics - Other
western power will only install 3 phase on new builds. You can opt for a single phase meter if your not going to be using the capacity. I had same problems with EDF, key is to raise a formal complaint at the first opportunity. You do get callbacks then as its monitored/'tracked. -
allways space the trusses so you have 400 gaps not centres, it may mean an extra truss to complete the run but this will be more than paid for in the un-wasted offcuts.

what m2 cost are you budgeting for out of interest ?

Cold roof with no VCL? Can I have spotlights?
Dave Jones replied to Mattsville's topic in Heat Insulation
crack on. you dont need a VCL with a cold roof. yes the insulation is not going to be as good as a sealed warm roof but you are where you are. -
leave the felt for your shed. The correct detailing for a parapet is here https://nhbc-standards.co.uk/7-roofs/7-1-flat-roofs-and-balconies/7-1-17-parapets-and-guarding-to-terraces-and-balconies/

Stabbed by the soil investigation!
Dave Jones commented on mike2016's blog entry in The Fun Irish (House)
any evidence to back that up ? Used on massive infrastructure projects, unless of course you are saying the SE's who design and spec them are wrong and they will fail.
