  4. Bradstone make quions , cheaper than real thing and you would have to look quite hard to see the difference.
  5. No to the deposit. They will get 30 days to pay on their materials if not more. Be careful paying monthly , who decides what’s finished ? Id set easier to identify stages. Foundation , upto dpc, first lift scaff etc who is project managing the build ? They are key.

  7. Depends on your OCD but i HATE isolators all over the place . Kitchens, bathrooms, utility etc etc i had the sparky wire every single one in the plant room. Added a bit of cost but a much cleaner look.
  8. I’d expect the attitude to be ‘your missing xyz do you want me to get them and bill you’? It’s not like they are not at the plumbers merchant every day ! I don’t put up with that nonsense from trades and tell them straight, if they walk they walk. You shouldn’t have to with decent ones .
  9. I’m sold on shadow line skirt as well as zero skirt just a line in some parts. I then saw an awesome gable detail on costrest which mimics shadow line on the whole side of the house. the issue to overcome is I want to mount the fascia (it will be hardwood probably 8x2 with a slot routered in it 1.5 m” from the top and sane bottom) flush to top of the tiles so you can’t see them. A normal gable ladder won’t work as the tile sits on top and would be visible. I’m thinking use a dry virge to weatherproof the roof and then mount the shadow fascia (it even sounds cool) over the top of it somehow. here’s a pic of similar
  10. tell the lazy bast*** to get his ass to the plumbers merchants and sort or you'll get someone else to finish it. Would have had words then and there if it was me, dont put up with it.

  12. theres a reason zero large housebuilders use it.
  13. had same problem, flue ran through another flat (ceiling) to the outside wall. no possible to put a hatch in it. Did away wityh gas and put immersion heater and a nightstore in. The 32 a month for British gas was all adding up anyway.
  14. use cavity closers before the wall plate goes on.
  15. spongy ? Don't think you have jumped on a block and beam floor. They bounce a LOT more than a pozi joist floor. I think you are confused by structural. Just because you have block and beam floor doesnt mean you can just drop walls ontop of it. It would have to have walls underneath to hold them. This is why its normal to use joists or pozi's and then stud onto them. I'd get some advice before you make a big mistake.

  19. its easier to get and being former agri will be help them. Probably best to get them onside so your input will be listened to rather than being just another moaning neighbour to be ignored.

  21. is your building control not wanting Structural calcs for all the steels before issuing a completion cert ?
  22. If your being that pedantric of course it doesnt it effects flow. The point being bigger = better. That better for you ?
  23. on the flip side you are effecting them also. It's their land at the end of the day not yours to tell them what you would consider acceptable for them.
  24. horses are not agricultural they are commercial and are of no use to get agg planning.
