Extending garden to include what’s on the deeds
Dave Jones replied to booboo731's topic in Planning Permission
ask the solicitor to see what the deeds say, unlikely you would own part of the car park i would have thought ? -
Do I need a Structural Engineer ?
Dave Jones replied to Mano's topic in New House & Self Build Design
when you say all the way through, that wall should be 300mm cavity ? Mighty long screws! If you mean the outer face brick then they are not structural, the roof sits on the inside skin. So even if he had knocked down all of it the roof would still be fine. Did you tell the contractor where to put the gate? -
problem i have found doing horizonal batten fencing, anything under 10mm gap and when the wood moves it closes the gap too much and draws the eye to it. Next one I do im going to use 13mm gap as I think it draws the eye less the larger the gap? Could allways look at thermowood for cladding as this doesnt move.

Convinced this was fine.... last night
Dave Jones replied to ToughButterCup's topic in General Joinery
doesn't always help but i leave the packers/spacers wedged in for a week on wood that is likely to cause a problem. sometimes works sometimes doesn't. Worst parts pull out and replace. -
dont you have enough hassle with building a house without all that nonsense over some tiles ?

let the supplier sell them and re-order when you are actually ready ?

New member problems with kitchen extension
Dave Jones replied to Bobby Dazzler's topic in Introduce Yourself
of no direct use to you but we had a similar asshole as a neighbour. We had a small paddock (remote to house) and the neighbour continually caused us hassle, he stored all sorts of machinery on his and was forever smashing fences, tearing up the road etc. In the end i sold it to gypsies who moved in with 3 vans. Sometimes you have to talk to these people in the only manner they understand. -
What do I need to decide+order when? Timing Schedule?
Dave Jones replied to puntloos's topic in Project & Site Management
problem with ordering services early as the quotes last for 90 days on some and you wont be ready for them by then so will have to pay for a re-quote. -
Peter, that just isn't realistic. The bargain basement installs are £10k compared to a £2k boiler.
-
Peter, would you share what this system would cost Joe public to install to allow a fair comparison against a tanked system boiler ?

20mm scalping instead of Type 1
Dave Jones replied to dangti6's topic in Landscaping, Decking & Patios
if by scalping's you mean road planning's, then they are very very good. Just watch out for occasional lumps of manhole or kerb mixed in. -
Ian, the 20 minutes was an example of how long it would take to exhaust your tank after which you have zero hot water. I guess depending on your tank size, pipe diameter and flow this could be quicker or slower. The end result however being them same. I know im a lone voice here on this issue and I accept that. Heat pumps are a step on the way but they are not the answer. Look up this thread in 20 years and I promise i wont say i told you so.
-
Ian, turn on the hot tap for 20 mins full bore and both you and I know the heat pump will have no chance on keeping up. More so in the winter when there is less heat in the air when its needed most. Now that's not to say at all, that your system as used, could be an acceptable feature for your circumstance. It is however a retrograde step when compared to limitless, paid for on demand proper hot water.

well, can the roof pitch be dropped ? You really need 150mm upstand on lead. That cill is going to need close attention to detail.
-
you lost me at 'immersion heater' im sorry.
-
yes i can see a graph showing minimal hot water pull.
-
so you have a 300L tank. For 5 people to have their morning 10min shower with a decent 10lpm shower, person 3 would be freezing as would person 4 and 5. workable for a a couple/single person maybe. not workable in the real world for a family. Sure could add tanks, and tanks and tanks. or admit defeat and use a combi.
-
thanks for confirming you have gone back to the 70's with tanks, cylinders and limited hot water. 50p meter running it all ? I jest of course and while it may be a solution for pensioners it certainly isn't viable for a family.
-
i completely agree hydrogen production either at site or networked isnt there yet. heat pumps are not the answer though.
-
perhaps I could pop round and well turn the bath hot tap on and see how long it takes to run cold ?
