  3. A timber framed garage clad and insulated will be just as cheap as an office with a triple bifold door though that’s a fifth of the size. If it’s scales on price then you’re in for £18k at my reckoning - that gets a very nicely built “double garage” that could be internally converted to office space and potentially give you both garage and office. And it’s pointless going with a lawful development certificate as you will be wasting money as that is clearly removing your PD.
  4. It’s because it’s made of HDF or water resistant chipboard. This stuff is 3 or 4 times the price of ordinary MDF and the edges are usually acrylic sealed. You may find ordinary cabinets will blow quite quickly if they are in a warm and humid environment like a bathroom. First picture is a piece of moisture resistant chipboard from a bathroom cabinet, second is from a kitchen cabinet. You can see the difference in the gaps between the chips and also the density of the material.
  5. I wouldn’t even bother - the double sided has got it anyway and the lap is more than enough. Make sure you pour the concrete on the upper piece first and it will hold the lap down
  6. That looks to have removed your permitted development rights. 8mx6m is building control territory and you would need to show it was moveable to class as a caravan anyway. If you have permission for a garage of this size why not go back for a variation on this ..?? Or basically build a double garage with fake doors ..?? Barn doors with windows behind would make it more secure anyway.

  10. How old is the house and how much is a “big gap”..?? TBH I wouldn’t level out with what you are doing - battens back to the wall, insulation in the gaps then board on. You won’t see the bottom anyway.

I hate leaves and open gullies so this is the solution I’ve used previously - it’s a standard closed gully top that has a basket within to catch the bigger rubbish as it drops down (also hedgehogs in the gutters) but there is a socket cut to size in the top plate and then the down pipe fits into this. It means the downpipe is supported at its base and there is no open gully
  12. You can get nail guns for fitting metalwork that fire twist nails but they are eye watering to buy and hire. Decent hammer, nail pouch and fit the metalwork from the bottom upwards ..... when you’ve got a bracket in your hand you’ll realise what that means !!

  14. Thats a very broad - and probably incorrect - statement ..! A lot of self builders want to pursue building what they want in a time period that meets cash flow and delivers the value they want. If you think bells and whistles is the sole domain of the self builder, you’ve not been in many show homes recently for the volume house builders. Have a read through the blogs and posts of the likes of @ProDave @Crofter @Cpd @PeterStarck and others - these are classic examples of self builders who have delivered value for themselves and they are far from high tech bells and whistles builds. They are what many would love to aspire to - beautifully delivered houses that meet their requirements.

  16. Face fix rely only on the strength of the nails. Top fix are quite slim anyway and you won’t notice the flanges under the edge of Egger board anyway. They are much stronger imho
  17. Please can whomever decides to try agile with a build invite me to their first sprint kick off ... I’ll even pay my own travel as to watch a brickie and a labourer with a set of sprint cards is going to be worth every penny ..!! ?
  18. Never seen one made with treated ..! So if it’s an option I’m not sure unless they ones I’ve had have been done with something clear ..

  21. depends on the value of the plot to start with ! Founds value is pretty much the value of what goes in the ground tbh from experience. Its only when you get superstructure up you seem to get value add
  22. Just connect to it. It will be a private sewer and Anglian won't care anyway until there is an issue. Not the first time I've heard of them not wanting to know about connections either !!
