So the surveyor re visited 1st December and didn’t notice the hole was smaller, (not finished) plus his original visit any measurements were not accurate as no surrounds or upstands were in place which would have made the hole narrower. Nah, take them to court (see @Adsibob advise , his day job judging by his knowledge).

I don’t understand your question, if planning permission has been granted then whatever is on the plans is allowable, your question implies the extension should only be 3.3m but a parapet wall at 4m is being built 🤷♂️.

How far have you got with your wiring? Call me OCD but where are you going to put the transformer and how are you going to switch it on!? ?if it were me I would prefer a switch on the wall, next to the main lights and the transformer hidden somewhere.

Ah, under slab!! Found this on tinternet (and makes sense I guess) I did use a short duct for mine just through wall up into my plant room. Where a water pipe enters a building or is laid underneath a building, it must be located inside a suitable duct for accessibility. The ideal ducting size is 110mm in diameter and we recommend nothing smaller than 65mm. -
I had not heard of holo bolts before (basically rawlbolts for steel?). However can you not fix the holobolts to the steel then remove the short bolt and replace it with a standard long bolt through the posts ?, the holobolt becoming a captive nut with the box section @ 8mm thickness?

I buried my blue pipe direct in the ground 🤷♂️. The water pipe should be laid at depth of 750mm (minimum) to 1350mm (maximum). Trenches should be lined and backfilled with sand or soft earth, not rubble. They should be wide enough for the pipework and maintain a minimum distance of 350mm from other services such as gas or electricity -

I had a jcb 3cx fir the duration of my build, heavy (can do ground damage if very wet) but very handy for all sorts of jobs with front bucket, forks etc (and great fun to drive)

That is crap and I can’t understand a company doing that when obviously wrong?, surely they should have either fitted a cill or told you one should be fitted before their door was fitted. I would get a manager out to explain themselves and to either remove it and provide one with a cill or pay for what @dpmiller says above. I hope you have not paid yet?

Can the OP not get their builder to state (write) that the hole for the skylight was built to x,y dimentions as per drawings and not made bigger as implied by the skylight manufacturer.?

@Oceanjules that’s great, much more idea about what’s happening. As above, any detailed drawings with measurements and comments from your chippy. At what point did they measure up?

You appear to be leaving the existing flooring in place? If so and you’re ok with the flooring on 600mm spacing the easiest solution is the sistering by @Gus Potter which will take any bowing from the floor. The party wall appears to be concrete block (so not donkeys years old crumbling brick wall!!). If you prefer 300mm joist spacing then noggins close to the party wall and extra joists on hangers on that wall and resting on the internal wall the other end.- 13 replies

It’s not like it’s a couple of mm, it’s 600mm. (two foot in old money) spookily that’s the average distance between rafters 🤷♂️. So the opening had been made, I can’t see why a chippy would make it 600mm smaller to straighten out a bow. What does your chippy say to this?

Lead gutters should be stepped to allow for expansion, I forget the distance allowed per sheet however the first picture looks like GRP on the bottom but not up the side ?..

Yes MDF dust gets everywhere and yes he should have done it outside so give him a bollocking but at least he has done a good job, if it were the other way around it would be more annoying (work done outside but shite workmanship) 🤷♂️
