Our complaining neighbour kept ringing the enforcement officer to say I was working on site before planning permission had been granted so before I started work I used to ring him (the enforcement officer) to say what Work I was doing, clearing ditches in the field next door, cutting grass etc etc, he then stopped coming out and wasting his time.

Yup another way for solicitors to make money, we were TOLD to take out insurance on our last house as it’s near a church and they can demand money from houses built on land that used to belong to the church. After searching the internet i found the government were passing a bill to null this but it took me getting stroppy with the solicitors nd demanding that I would not take out insurance.
  4. I agree that a GOOD consultant will use all the right words but I did mine myself (with a letter from my mediocre consultant), I think it took 20 weeks. The reason I did mine myself was the reasons for rejection were based on wrong facts and I had proof that I was right (which I was not allowed to present at the committee hearing).
  5. Join the club, we won on appeal even after taking it to committee because a councillor supported us and several others told me they would support us, but, on the day they ALL voted against us. I heard it off the record that they were told to vote against it, big brother eh. When we won the appeal the council were told they were not abiding by their own policies!!
  6. Ha, you cannot object to a building site otherwise nothing (including their house) would ever get built. I think if their gardens are that big and you are building dormer style to reduce mass (a word I used in my successful appeal) that shows you are being reasonable !
  7. Our neighbour objected (to everything) one of his objections was our headlights shining in his window when we exited our drive at night. The appeal officer said they were way to far away to be affected. So yes, an objection does not mean refusal, it has to be reasonable.
  8. I am just about to sort the floor to our new front door and porch which is our level access, er indoors wants a good thick front door mat but these are nearly 20mm thick and we are only allowed 10mm upstand from tiled floor to door threshold.

  12. I am hoping that towel radiators and electric UFH in the bathrooms will be suffice for upstairs however if I have to use an electric heater for a couple of months in the winter then so be it.
  13. We felt this way after living in our caravan, the house felt huge, other half still says “why do we need such a big house?”. I reply “you were there when we planned it” (her shoes and handbags were in storage! ) ?

I disagree to an extent, yes I am having problems working out how to wire it all up but I first heard the theory about setting the UFH to one or two degrees above the required room temp on another forum and that it will self manage itself. Jeremy tried weather compensation stuff and floor probes but dumped it in favour of a Simple room stat. (Please correct me Jeremy if I got that wrong). This will work if the house is one zone like I want. I am, I admit, a Luddite, kiss works for me (and it’s a lot less to go wrong).
  15. I made the mistake of trying to measure this and ended up with the pipe too far from the wall, ended up with a swan neck connector but had to buy several before I got one that fitted. I would allow for plaster, tiles/skirting then 10/15mm.
  16. How far below the surface are the pipes. You could cut (route) a slot into the floor surface and fix a baton the same size to the bottom of the sole plate and this would stop it moving sideways.it need only be 10mm deep.

I drink red bush tea first thing which is naturally caffeine free, but, I have turned into a coffee addict, it’s all to do with my taste buds being knackered by radiotherapy, I hate drinking water and coffee is the only thing (apart from white wine!) that satisfies my thirst. I know coffee de hydrates you. Interesting programe on tv last night about people being addicted to opiates.

  20. Ah, not so easy. Protected trees include those covered by a tree preservation order (TPO) or those which grow in a conservation area. You will need to contact the LPA even if you wish to prune branches overhanging from a neighbour's protected tree. You should send one copy of the completed form to your LPA. what if you had a bonfire and singed the tree a little by accident ?
  21. I have UFH. MVHR. ASHP And believe they will manage themselves. The UFH will be set by room stat to achieve a set temp. The MVHR once set up will not need altering (apart from internal RH sensor to go to boost when bathrooms are used or cooking in kitchen). The ASHP is set to deliver set temp water for either UFH buffer tank or DHW tank. With a well insulated heavy house I think it’s best to keep it at a set temp. The only difference may be if we go to either E7 or E10 we heat at cheap rate so the house may cool a little between heating times. I believe we need to live in the property for a year before we can decide.
