Our plot (my wife inherited a virtually derelict bungalow from her Dad years ago) has not gone up In Value much in the last 10 years yet our other house in Bristol, a three bed semi has gone up a fair % in the last three years. Down here I don’t think that prices are pushed down, they simply have not gone up. -

How to deal with a noisy sewerage treatment plant

I am going to bury mine next year when I get to do the landscaping but I will drain it into the rumble drain leaving the plant. This will also stop it being a potential eye sore in the middle of the lawn. -
As we are almost classed as a bog I bought a cheap “sump pump” on Ebay, yes they will not pump the last 50mm but when the trenches were dug we dug out a sump (200mm lower than trench bottom) about a foot square, adjacent to the trench, just make sure you remove the pump before filling with concrete?

Yes, it does rain here a lot (just outside Bude) but there is also a lot of sunny intervals (got one now, so digging the drive). Unemployment and transport links are a reason for cheaper prices but since moving down from Bristol 2 years ago, and being retired (but working full time on my build), I love it, I describe where we live as “the middle of nowhere”. Yes you have to travel greater distances to “do things” but an hour travelling here gets you a lot farther than an hour in traffic in Bristol. It would not suit everyone (thank goodness or it would be overcrowded.) -

Remember @canalsiderenovationIt’s your house, not the architects! , he is not going to live there. I am not a fan of architects generally as some seem to think it’s their way or no way. Yes our bath has a higher back end and is sooo comfortable to have a soak in. I am lucky that I can see things in 3D in my mind, but my wife struggles to visualise things. Perhaps a scale model is a Good idea, or mock up the room with large cardbord boxes to actually see what space you have. If it were mine i would want a larger en suite at the expense of a little balcony space (but i am not going to live there ?, you are). An architects technician will work our structural integrity to achieve what YOU want. -

As an example, this is (part) of our en suite, what you can see is a little under 2mtrs wide and 2.2m long. Behind the camera is a walk in shower as the room is 4m long. P.S. I LOVE that bath, soo deep you can float in it, I just hope our building inspector hasn’t read the regs on bath size ?. -

Yes, we had that in a hotel recently and I have wired (yet to be installed) for exactly this with a small movement sensor just inside the bathroom door that illuminates a row of LED,s under the mirror edge to give a glow in the en suite. ? -
All new stuff has teething problems, it’s just wether they listen and resolve the issues that I would be worried about. Personally I don’t like buying newly invented stuff, I like to wait till the wrinkles are ironed out (and the likes of @JSHarris and @Nickfromwales and others on this forum will help them achieve that I am sure.)

Ha, I thought of that but my builder told me round here I would end up with an indoor swimming pool if I built one. Next door had one and used waterproof concrete but it’s still full of water ! -
At least they are making an effort to bring something to market that’s made in this country, from what I have read they are very good at replacing anything that’s wrong (lids) and hopefully with feed back will update their units and remove the gremlins.

I used to grow mint at my last house and that is very invasive so I buried a plastic barrel In the ground which stopped any spread into the surrounding ground.

I have a Massey Furguson lawn tractor and the axle seals went but read that the gearbox/hydro unit was factory sealed and no components available. I dug the seals out and found replacements from a beating supplier locally, which I inserted. No where could I find what type of oil and how much was required so I rang the gearbox manufacturers in the USA and their tech guy told me which oil and how much ?. It’s sat waiting fir me to complete the landscaping.

@JSHarris, now that you have finished your house and you are bored ?, perhaps as an experienced user of the sunamp and technical wiz perhaps they would like to employ you as a consultant?. ( only half joking, not saying which half tho!!!!!).

Hi James, mine is 22mm caberdeck, 225 i joists @ 400mm centres, 100 rockwall between joists, 15 mm plasterboarded and skim. I think your EPS from wunda will help a fair bit, but might be worth sound plasterboard or double board or plasterboard on top hat rails (disconnects plasterboard from joists to stop sound. ) we had an embarrassing moment the other weekend, my mate had a bit too much to drink, his wife went to bed early (so us blokes could chew the fat!). And he was moaning to me about his wife. When he went to bed she was awake and told him she could hear every word he said. Breakfast was a bit chilly ? -

I am very pleased with my new build but one thing I am a bit dissapionted with is the noise transference between floors, it has 100 mm rockwall insulation in the upper floor void but noises, music etc can be heard more than I would like. In hindsight I wish I had either double boarded the ceilings downstairs, used sound block plasterboard or used top hats to hang the plasterboard from. Not something that can be done afterwards easily.
