I have never had a survey fir house insurance (and I have owned a few) they usually base it on the number of bedrooms and other rooms! Currently with Direct line for both houses (they are not on comparison websites).

Is it a part wall built ON the boundary or a wall built on your land?

My initial thought was to raise your premium, my build cost a lot less than your £530k and is a bigger house including an estimate for the labour I put in, does not add up to me either

I agree, I would work from the AC end backward towards the panels, testing as you go, connecting the panels up last (with insulated plugs). (I plan a DIY instal later this year).

I have built dormers just involving the BCO, no architect or SE. I know BCO,s are harder to get to visit nowadays but worth a try I guess. I get the point of gaps between new joists and ceilings (I have donethat) but the floor below will not have that and if the joists are structurally ok should not cause cracks in the ceiling!. Rather than replacing the ridge board (very intrusive) we have installed a ridge glulam or steel under the existing ridge board to carry the roof weight. Just make sure you insulate as much as possible to reduce house energy consumption.

These surveys are not worth the paper they are written on. My mate bought a bungalow, I viewed it and gave him my opinion on a few faults I found , mortgage co demanded full survey, he only spotted a couple of my “faults”. When moving in the removal guy carrying a heavy box fell through the floor, turned out the whole bungalow floor was full of woodworm and was worst where the double bed was (which was there when I viewed it). Mate tried to claim off survey co but told “we take no responsibility of things we cannot see”, even when threatened with a solicitors letter they declined. I ended up spending two weeks with him renewing the whole ground floor. (But we did insulate it at the same time).

When I was a BT installer decades ago I have pulled two new cables across land using the existing one, just requires two guys instead of one. (Locked compound we could not find the owner).

I get told off when I refer to an ASHP being a fridge in reverse, but the techknowledgy is the same, dead east to fit DIY, (I did mine), I guess it’s economy of scale, when they become mainstream like gas boilers their price will come down (psss look on EBay Like I did).

I once had a fussy customer who complained the floor tile grouting was not dark enough, when they were at work I made some cold strong coffee and painted the grouting with a fine brush. When they came home they were over the moon and presumed I had removed all the grout and replaced it, I didn’t tell them 😱

Yes I also have thought of this now prices are rising so much, rest of the house is quite frugal. Mine, Vortex, has a timer built in to divert bubbles at intervals to two different sections. I guess a timer on the input from the fuse board would do. I might try that 🤢

Wow, very interesting, my first thought was sinkhole as the pool deck collapsed first but by the end I think it’s obvious that bad drainage of that area caused the corrosion of the steel within the concrete. I am surprised that insurance companies don’t inspect buildings they insure, the water and cracks in the garage ceiling would scare me off living there.
