  5. This is the solution. Our local farmer had scissor lift and tele handler and helped remove large steel frame Agri shed for us. Then digger to remove existing concrete pad before starting to level the site.

  7. I appreciate cost is a factor. The Spax fixings are 20 pence each and I used the Tongue Tite fixings at 5 pence each from Toolstation.

  9. Nope, and baffles, partitions, ceiling hatch and 21 fake hip rafters. The existing roof space had no insulation or even felt under the tiles. Lessons learnt if I have to do it all again.

We had a Brown long eared bat maternity roost in our existing dwelling. 2m minimum height was required and like for like was requested for the space so built a 12m x 6m garage, planning showed no interest in the size of the new garage which was a win.   12. I bought a single Lyte roof ladder 4.5m to fit 300sqm of Tata Urban Seam roof. Very good quality and easy to move around.

  14. What pitch is the roof? It can have an effect on centre pivot windows. You could ask Velux if some stronger friction springs are available.

  16. We have similar size home of 275sqm but large volume at 750m3. The ASHP used 1900kWh for heating and 1800kWh for DHW during 2021. I would recommend some PV and a PV diverter.
  17. I have used locally (South Devon) sourced Western red cedar, definitely knottier than imported. These boards are 20mm x 195mm. You can see the difference in colour after a year being installed.
  18. No, In my experience dealing with a National Park. And back then it was free. Our first application was then refused which in retrospect worked in our favour.

  20. I might well be wrong but my understanding is that the proposed new extension cannot be built across your previous extension only across the original dwelling.

  23. Hi Joe, Can you give me some advice regarding rumble / rumbling drain. We have been using the Vortex for a few years with the outlet to a ditch but is dry a lot of the year. I am thinking of adding a rumble drain, perforated pipe bedded in gravel with a geotex membrane. What size system did you install?
