Don’t go too cheap I've been doing these type of render systems for over thirty years We are not particularly expensive But have been undercut by as much as 50 % on some jobs Dave is very near the mark with a £100 per sq mtr you're going to be looking at it for a long time This is the house that I’m self building. Two of us, four and half days applying two coats of k rend 300 bags Last March- 8 replies

The B&B company I used gave me a detailed price upfront The only conditions were that I supplied and mixed mortar for them and supplied coarse sand for grouting and four steel plates to site the crane's feet on They sent me an invoice about a week after they had installed the floor -

Hi Ian we had a simalar delemer the chap who came for the survey said 450 should be ok So I did it 600 just in case I lined the bottom of the trench with pea gravel and laid the red solid electrical ducting Taped it and filled it in just leaving 2 mtrs from the box exposed i have a full roll of electrical ducting tape that you can have and perhaps ten mtrs of mains ducting Would have to check how much is on the coil both surplus to requirement Also a roll of water mains tape Gary- 9 replies

Thank you to all who responded to my question Our case sounds very simalar to Ian’s We have to erect a large amount of Steel posts with wire panels to allow us to plant against them Good news if we can claim the vat back on these things -
We have around 300 mtrs of premi ant fencing to instal and planting Although the planning permission shows the planting It doesn’t show the fencing Are we able to reclaim the Vat on the purchase of the fencing

My wife and myself had a day out to visit the Harrogate build show Traffic was horrendous so we decided to park about a mile out and walk in We park right next to a new build site of quite large semis Immediately Deb said let’s look round on the way back ‘Kitchen bathroom ideas’ After a full day looking around the show we popped into the show house for a look round Five bed semi detached Not massive as the the fourth and fifth-office were on the top floor Nowhere for wardrobes which seem to be a theme with these three story mainstream new builds The fittings were cheap and the kitchen was ok but pretty standard The price wasn’t £775000 The mainstream builders just seem to be asking what they want for houses at the moment There is a group of eight being built about a mile down the road from were I live Not in the best spot 700 to 800 k Way above local prices unlikely to be as well built as what I’ve seen on here

Milwaukee are far superior to all the above there on par with Hilti traverse perkins have a kit with three batteries on offer at the moment 250 including a flash light go on utube and look under drill wars Some guy connecting Milwaukee dewalt and makita together and seeing which one burns out Rach to his own it made me chuckle

That’s a great help Thank you it seems to be taking up a lot of our time looking at kitchens and bathrooms I can’t finish the first fix wiring or plumbing till WE have decided

Also a factor that most can’t have factored in Is a rise in labour costs Round were I live the day rate is about £170 on the main stream sites With most of the manestream builders paying time and a half Saturday morning double in the afternoon and much higher earnings for price work probably higher further south Nearly all the major building sites around here and there a lot of them Have sales signs outside accompanied by sign offering immediate starts to Bricklayers i don’t think there is a massive skill shortage in the building trade I just think the pool of labour that we have to choose from is very small The smaller builders that will take on one off jobs Tend to have a crack team of people who either struggle to read drawings or have issues with time keeping I asked what was up with one of our brickies His mate replied he’s still a bit high He will be fine when he’s had something to eat My mate who employs him said he’s the last one here every day But does twice as much as everyone else What Can I do He’s a good Brickie I always laugh at these show where she taps a wall and says knock the wall out put a stud up stick a new bath in plumber plaster joiner £300 quik lick of paint Kob done No slip no floor coverings It gives a faise impression of how things really are

It’s very easy to overrun on costs weather you are running the project yourself or employing a Architect or project manager They certainly won’t be poring through spread sheets at after midnight like we all have done or are likely to be doing in the coming months i had a good chat with Ian regarding unscrupulous builders and trades people im 56 now and been in the building trade all my adult life I’ve run my own business since I was twenty Im still hearing the lame excuses for not turning up or trying to cut corners as you all are I’m only onsite Friday to Sunday and each evening So have ended up doing a lot of the work myself as you can’t be there all the time I would say if your not happy with something Insist that it has to be re done Even if it means things fall behind a little At the end of the day You are the client

As already stated above your Architect has got carried away His or her fee is ridiculous In reality most of the work will be carried out by a junior or assistant You will be able to get a firm quote for drainage and will be able to cut the estimated cost of this significantly Also to spec 10 k for stairs and 12k for a kitchen with appliances Seems lob sided 10 k sugests a high end finish 12 on a kitchen will restrict you to Howdens bq etc Ive tried two German kitchen suppliers With a budget of 20k Both have said they will struggle A third will Suplies my for 19k and I will fit the kitchen myself i certainly wouldn’t cut it down less than 12

You could cover it with white colour enhancer To match the house It will stay breathable but you will loose the silicon sparkle

Yes just take your time its worth sponging the outer edge of each joint saves a lot of sanding

No gypsum do a top coat primer which seals the boards and helps the paint cover evenly It goes on really quickly You don’t need to keep it even like paint as it soaks into the board and joint

For a one off house I wouldn’t bother purchasing a graphite sander ive used a pole sander for years if you keep the jointing neat and sand between coats You should be able to sand down and average size house in a day and then seal with a top coat in half a day

I would stick with British Gypsum Dont forget to buy an angle trowel for the internals
