Mine was spect for 100 mil insulation But we decided on a block and beam floor So I decided to work to one course of block below DPC 140 insulation UFH then 75 mil screed I know others on here have put in more But this worked in really well with the build Had I not needed to put a B&B floor in I would have packed in as much as I could afford into the slab

I do a lot of commercial floor tiling definately don’t use heaters All they do is push the moisture around the building. you can hire couple large dehumidifiers for not a lot of money You’ll be surprised how quickly they draw the moisture out

I think you are way off the mark I would have been ok with an architect certificate But was told most lenders wouldn’t be satisfied with that As far being assertive Tell the potential purchaser to go and find another lender im guessing you haven’t sold many houses -

We would of had a cil of 16k Quite a chunk of money had we not been excempt I agree with Dave The warantees are not good value extremly unlikely they will ever pay out £1800 is a lot of money for a bit of paper But if you do need to sell you are limiting your market If it also effects your cil agreement Then it’s a no brainier -

I agree with both of the above The banks like to have that certificate I renovated a property about three years ago It was riddled with damp so I decided to tank the whole place something I’ve done dozens of time over the years We got a buyer right away Just before completion we were asked for the 25 year certificate I exsplained that I’m no longer exfoliated to a scheme big problem I contacted a local company who came down wrote me a certificate out £150 later everybody was happy Better to have and not need it -

We went with Buildzone absolute waste of money But if you ever want to sell in the first ten years You do need a warantee we chose buildzone as they were recognised by most of the mainstream lenders He’s been to site twice didnt get out of the car the first time to muddy Second time there ten minutes -
Also I wouldn’t rely on copings to close the cavity’s off i fixed ply across mine then fibreglased over the ply and put the copings on top

Thanks for that I think some of the prices that we have been quoted are plucked out of the air by some of the kitchen suplyers

I had an issue with one UFH company insisting the heating must be commissioned prior to the cold weather Cadmams were of the same opinion as Nick Very unlikely to freeze below ground But agreed to pump five bar of air in just in case

im Looking for an outlet plate for speedfit The type I’m looking for is the triangular type with a foam seal around That lets the rad pipes neatly finish behind the radiator I see them onsite all the time but my searches are only showing the cover plates The ones I’ve seen are for 10 mil Is it possable to get theses to accommodate 15 mil speedfit pipe

I think most company’s are used to fitting so quickly Then onto the next job They don’t seem to allow extra time for any issues that crop up yesterdayday I fitted a gun room security door to our newly built garage Id allowed an hour to fit it First problem was I could barely lift it So I had to detach it from the frame next floor and block work were out of plumb It also took me a bit of time to get to grips with the telescopic frame End result it took me Three hours for a one hour job Had I been a window fitted In guessing it would have been bunged in and blockwork and out of plumb floor blamed £250 Powder coated stainless locks Eight point locking The garage is well away from the house in a wooded area so the door didn’t need to match the house Just needed to be secure -

The point I’m trying to make is for such an easy job how can they charge so much and still leave substandard jobs? We purchased the lantern for our orangery. I said to the local supplier If you want to get your guys to install and deliver it just give me a quote Specialist Job he said 900 for cash It came in kit form and took myself and my wife two hours to put together and install Looks great and hasn’t leaked It was about as difficult as putting a child’s toy together -

I’ve installed all my sash windows myself for this very same reason I don’t know what it is about window fitters Rarely seem to get good ones -

Ps my wife (hospital theatre manager) said she would pass slates up onto the garage roof from builder trestles ‘But now way am I standing on the roof’ What a difference a week or so makes Deborah picture in the pouring rain

Yes of course you can myself and my wife slated the house and two garage roofs over 300 mtrs Both of us are in our mid 50s I also did all the lead work for the valleys and chimney flashings we hired a conveyer belt from speedy to get the skates up there About £100 for the week our son gave us a hand for a couple of days We had intended bringing someone in to do the slating But decided against with quotes of over 10k All three contractors told me to allow 20% waste which seemed a lot although we were using grade 1 slates we quickly realised where the 20% waste figure came from around 1000 slates that we loaded where bowed and couldn’t be used I presume the roofers would just throw these down Each day I carried around 120 rejects down and returned them to the merchant which he was happy to swap A slater that had previously priced called on when we were half way through and commented on the triangular pieces that I was drilling and fixing He said they wouldn’t Ganny around doing that They would use silicone and foam And lead valleys are a waste of money Fibreglass are much quicker It was at that point we felt vindicated
