Private building control fees, price hike underway?
nod replied to epsilonGreedy's topic in Building Regulations
I found that there wasn’t a £100 difference between all the quotes I had We chose local Counsul for convenience Most of the private ones wanted more notice it I got the impression that the private ones would be more flexible with photos Where as any think that cropped up with foundations or drains They would say give us a couple of hours and I’ll call on I think once the slab and drains are in There is nothing that won’t keep a couple of days -
It is possible to sack a building controller?

If your using a scaffold company try them I asked ours and he said take what you want Took forty and he never charged

I’ve just bought a Greenstar Cdi and 250 ltr cylinder yesterday That’s to run 155 mtrs of UFH and radiators for five beds three baths
-
Definitely Jeremy ive a friend with a joinery shop He'd rather I owe him the time rather than pay him He's getting crazy money for some of the jobs coming in But hasn’t hiked the prices for regular customers like me he knows things will quiet down eventually One of the larger company directors said to me today I’m bloody sick of this We need a bloody recession
-
Definitely A good one normally will only recommend someone that they are pretty sure about
-
Yes the mad thing is We were all supposed to be out of work With soaring interest rates after Brexit
-
I didn’t think that this summer could be as busy as 2017 It looks like there is no sign of slowing down Ive enough work for myself and five others till December now Thogh it’s nearly all site work It’s bound to have a knock effect for self building Its well worth getting everyone booked as most are happy to price from drawings I was chatting to a friend who runs a Groundworks business He selfbuilt back in 2008 as the recession started and managed to build a five bed house for £120000 Due to cheap labour and heavily discounted materials I wish

Yep but don’t get joint filler and joint cement confused joint cement is very fine
-
-
Use the joint filler sparingly Hard work to sand if you get any high spots quiksand for top coat Build up in several coats sponge the edges

You can normally walk on a screed after three days As far as drying out allow a day per millimetre Another option is a concrete liquid screed Drying out time is around a week Add 30% to cost As far as cracking screeds always crack exspecially with UFH But if you are intending to Tile or glue engineered flooring down The heating must be run for two weeks so as to completely dry out and to allow it to move Its also worth installing an anti cracking matting prior to tiling

Ordering concrete, how to sound like a trade pro.

Go in with all your calls written on the back of a fag packet and they’ll think your a real pro -
We have gone block and block with a full fill 125 cavity dot a dab on the inside If done correctly Just as airtight as wet plaster Sash windows throughout Exteria is finished with two coats of K rend Leaving a 60 mil external reveal 150 on the inside
-
The block and beam will sit on dpc But this is not your Dpc heaight If you lay one block (225)onto the beam floor then your dpc can go on top of that Which would give you 150 insulation 75 screed If you require more height or just want to add more insulation add a course of brick As I did If you use a 600 mill highload damp course 100 mill will act as your dpc and 500 mill will be left hanging down onto the B.B. floor and can be atached to your floor membrane with tape to form a perfect seal prior to laying your insulation It is more exspensive than standard dpc but more of a rubber type material and easy to attached at a later stage Hope the pics help
-
Your dpc will be separated by a cavity and need to be inline The height will be govend by what you are doing inside If you lay one block on the slab then dpc on top of that Then the internal floor will be filled with insulation and screed to finish flush with dpc In my case I was still a little tight for drainage fall so I added a course of comon brick Then when we screeded made the difference up with insulation I spoke to building control at the time and he said add a couple of courses if reguired No need to go back to planing

Have a look at Spons It will tell you exactly how much you should be paying Trouble is most Trademen don’t care what the builders bible says
-
I wouldn’t worry about the trades Most will eat a sandwich on the go
-
I would do it at the same time as the foundations One lot of mess Itherwise you will stone up around your slab for scaffold Only to dig it all up once the scaffold comes down

The setting out is a very important part of your build If you are not familiar with setting it is better to get a surveyor in The money you will save is quite a small amount and can be swallowed up if you are a little bit out
