  2. Once your slab and drains have been passed your next one is when you get the roof on Prior to covering it Then after that Once you have completed first fix plumbing and wiring You will have a pre plaster inspection while everything is still visable After that it’s your final inspection

I may be out of step but the prices don’t seem unually high to me Given how busy the building trade is at the moment Getting a fixed price quote can be very difficult and getting a builder to stick to them Even more so If possible I would get three more quotes for the whole job and see how they compare His labour and material costs will be going up on a monthly basis also Some of the material hikes have been hard to take Blocks in short supply in the run up to 2016 Christmas 40 % rise in Jan I bought my English oak one supplier wanted an extra 50% Blaming brexit I pointed out that it is grown here in the U.K. He said yeah it doesn’t work like that

  6. I cut my tray back to 50 mil flattened it to the block and put two wraps either side and meshed over the whole chimney Leaving the wraps exsposed As already pointed out very unlikely to get much rain down there In the unlikely event The weaps would let any moister out

We have a very simalar chimney and will instal a wood burner We build in a liner kit and don’t intend using a flexible pipe The chimney kit was designed through our local plumbers merchants Bends etc and cost about £400 The only thing that BC insisted on was that it was built in small stages and back filled around the liner with a 7-1 sharp sand mix to allow expanding and contracting Perfectly smooth joints and loads of photos

We have slated and rendered the house and garage 90% of electrical is done Three bathrooms are fully tiled I’ve started fitting the bathrooms out but still have baths and taps to buy All plastering is done All sash widows are in and external doors Still half the bifolds to pay for UFH is in downstairs 150 mtrs of ditra is paid for and awaiting the arrival of a 150 mtrs of floor tiles from Italy Spend so far is 135000 and change £21000 of that is laboure mainly on brickwork and some ground works Most other works done ourselfs Exspect to spend another 65000

Good point i think I’ve stated before A friend selfbuit in 2008 Just as the recession was hitting 5 bed for around 135000 Labour cheap, suppliers falling over to discount Prior to two years ago building trade wages were stagnant In 2008 I had to cut my rates by 40% and still do a good job We got that back plus another 50 % Which is about 5% per year There's no easy answer What I would say is don’t get hung up with daily-Hourly rates We charge around £30 per mtr for floor tiling I would expect a tiler working for me to lay 10 mtrs per day Even with having to lay matting But I wouldn’t pay the same tiler 300 per day on a day rate Most should want a price

I think the point I was trying to make is Say someone is earning only 130 per day They're getting the holidays transport etc paid time and a half for Saturday morning and double for Saturday afternoon and Sundays with continuity of work Why would they want to bother with weekend work or full time on a self build? I'm not saying it’s right but it helps explain why self builders have problems getting good reliable trades There’s loads of skilled trades out there But they are kept busy by the companies they work for or subcontract to

Detail is important But most self builders are limited to making do with bottom feeders The better tradesmen are on the larger commercial sites i was listening to a joiner moaning about tax He works cards in for a local large famaly firm Picked up in the minibus each morning Time and and half double on Sundays He was moaning that he has paid £14000 tax last year I hear daily rates being quoted £120 per day self employed and laugh You get what you pay for

Well mines all laid with a draw string On the off chance that we get underground cable on our side of the road Overhead line is being installed on Friday They are going to have to stop the trafficking in both directions All for £55 Ive had to sign up for eighteen months Line B.B. and call for £29 per month We’d budgeted several hundred for getting a line across the road So not bad value I’ve just been up in a cherry picker cutting trees back Bt told us they need a direct line of sight and won’t cut anything back Ive a conduit running from the loft to our study With a draw string Hoping they are ok with that Dont want a wire down the side of the hose
