  1. I think the main problem is the shear volume of work available of the last few years With no signs of things slowing down Im not quoting for anymore work till after Christmas I’m struggling for reliable labour Get the two that have quoted to itemise there quotes ie labour and materials You may find that you can save on the materials The Labour is Something you have to live with for the moment The guy that mentioned Brexit is an idiot I’ve been running a building business for 35 years and it hasn’t made any difference to me
  2. Nice to hear John Its so easy to go with the flow and tell newbies it will all be plain sailing It isn’t That’s why so few self build BUT nearly all on here would say that it’s been well worth the effort and sleepless nights Get a few quotes The cheapest it’s always the best A detailed quote is a good sign Most good contractors will itemise everything Beware of the sharp intake of breath followed by a quote of around fifteen hundred quid Isssssh
  3. I’ve come in at around 850 per square mtr That’s with spending 18 k on a German kitchen 20 k on sash windows It’s taken me over two years every night and a three day weekends The price of local labour shouldn’t matter As you will have to do most things yourself
  4. Go on John You've stop short at saying the values haven't got a clue Great answer though
  5. I’m a Manchester United fan I don’t think I need to worry about where any of the Euro finals are going to be played next season ⚽️
  6. ??????? ?
  7. May be worth getting them as soon as Two years back we bought most of ours for about 50p each Immediately after the Brexit They jumped up-to 80 p along with other materials The annoying thing was that the blocks where made in Wales But the strength of the pound against the Euro was blamed I hadn’t realised that Euro was the Welsh currency
  8. You may as well screed it with grano if you are going up to 50 mil It would cost a fortune using self leveller
  9. Unfortunately 30 mil is too much for self levelling You may have to use Grano Quite cheap. You can make a semi dry mix by adding some cement
  10. Joists are fine at 600 It May be worth spacing your wall batons at 400 The membrane would be better in one piece You can buy this on a roll The type of insulation you buy depends on your budget Though rockwool Slabs may be ideal for you As I’m guessing as well as keeping the room warm you also be looking at soundproofing Hope this helps
  11. You probably won’t need it on a small amount We put a tablespoon full in a five bag mix
  12. No You can simply skim over Its worth mixing a few handboards full and coating tapes and beads before you mix your skim
  13. With you there Lizzie Grew up with Range so seem very old fashioned My wife was quite specific Two high level Neff ovens Induction hob I quite like the ovens up high in a bank At 6”4 I don’t have kneel on the floor to get at the oven Like I did at our previous home
  14. Not one you want to hear But you can get replica doors that meet all criteria Personally if I wasn’t thinking of selling I would cross that bridge when I came to it
  15. I charge 30 to 40 and £5 for mating
  16. I used to a lot of coving and fabrics plaster moulds Houses and pubs etc Its simply gone out of fashion But your right-it hides a multitude of sins
  17. Do you need a quote From the list above you have covered pretty much everything yourself Get a quote for materials and crack on ?
