I’ve been doing Lime plasters for around 30 years now I normally charge around £80 m2 supply and fit Ive just been to apply the hardener to a Clayworks we started before Christmas £80 a bag

Your not to far off with downstairs I would give all the original masonry a coat of 3-1 S&C Then dab your 37 mil insulated boards Pink foam only You can achieve excellent airtightness with dot and dab if done as pictured Thermal blocks are not really suited to wet plaster Unless you use HSB backing You will have to order that in As a Tiling business I use lots of Marmox But you can’t plaster it So I definitely wouldn’t use it on ceilings Your slopes are better with PIR insulation Leaving an air gap Then insulated plasterboard on the rafters

Ours has dIsagreed with the flood expert Could understand how land could show as Zone 2 on the Environment website and to have change to zone 1 Our expert simply said if that’s her attitude There’s no point trying to educate her Bypass her Sorry for drifting off topic But it all amounts to the same thing In Most walks of life You have to justify your actions Planners don’t seem to think they have to On our first build Someone on here told me Planners are playing with peoples lives Ps Design looks absolutely fabulous

It’s a real problem planners not following there own rules Ours has insisted on a flood report and when it came back She decided not to agree with the findings We went directly to the Environment Agency Who has forced the planner to concede Now she’s found something else I would definitely appeal

There was a real boom in TF som 40 years ago But Barrets and Wimpy put pay to that for many years due to shocking management Now nearly all the Student accommodation I work on are TF and probably about about a third of houses are TF with two thirds solids Nearly all TF round here have a masonry outer skin

It was the inclusion of internal doors that confused me Does your quote get you to watertight ie roof tiled or slated We looked at TF for our first build But with a build budget of 220k for 265 m2 quickly realized that we would be better with Masonry Two years on with more money to spend for our next build We looked at TF again Pre price hikes Whilst it would have been more convenient this time to We simply couldn’t justify the extra cost I’ve watched this thread With interest As two of the sites I’m doing the plastering on have been delayed due to TF companies demanding more money

There should be three or four self tapping screws on the cubicle side of the Chanel Covered with a plastic or metal cap Flick these off and remove the screws You should’ve able to pull it forward -

I’m really not sure if planners don’t understand there own rules Or They just choose to add there own interpretation to the rules -
Stopping the air getting to the block work is the main thing Parge is a waste of time and money As a business I’ve used 1000s of m2 Mainly as a sound coat Even the housing associations have stopped including it for airtightness

You don’t need to Parge coat to achieve airtightness You definitely don’t need Parge if you are wet plastering Though acoustic sealing all perimeter edges of plasterboard is necessary A airtight membrane on the underside of the trusses lapped onto wall will seal the loft off Then pretty much what you have highlighted Frames sockets switches etc

The estate agent is correct Anything that doesn’t meet building regs will be classed as storage Looking at the window it doesn’t look like there’s an escape root out of the window also There really isn’t anything stopping you using the room for anything that you want If you do decide to use it as a bedroom I’d probably change that window to make an escape route -
We tend to use The Gypsum backer board More cost effective than Hardy Performs better and is lighter and can be cut with a knife
