  2. Some pictures and dimensions would help 35 k sounds healthy for a block and block- Render garage Depending on size Steel is very expensive at the moment

I really should have sorted this out months ago but have been so bogged down with planning issues Would you mind marking up where you would bring the power into the house and the routes to the garage please

    Armored cable

    50 metre
  8. One of the first jobs when we finally start is to lay a drain down to the garage and tank and add a armored cable to the trench to supply the garage Slightly different than last time As we will have the usual lights and sockets But also a small water heater for hand washing My question is meter run What thickness of cable ?
  9. Plus one We had this to decide on our previous build Gas all day long Much cheaper to install Cheaper to run
  10. Thanks A but surprised as they have to dig up a 50 mph road
  11. Does anyone know why UU have applied a discount I’m not complaining Just curious
  12. It’s quite normal for planners to ask for a Sap report You can do this quickly and cheaply by email
  13. I replaced these two triangles and replaced with masonry 1o k saving on steel alone
  14. That’s exactly what I’ve got rid of Our SE said we would need an elaborate steel frame to support the roofs £££££££
  15. Like others I think the end figure is way out Sure builders are very busy But if you have the funds in place A self build from a builders point of view is very low risk and an attractive proposition for many building companies Things is a cash flow problem within Tge building industry at The moment So shop around
  16. Our previous build came in at 815m Three years ago On atrocious ground We have good ground this time So should be able to make a large saving on that Materials have gone up But we are hoping to come in under 400 k Lots of shopping around I’m 60 now But as with our previous build Expect to do most things ourselves
  17. Just to add what others have said We have taken the triangular glass out on two vaulted ceiling’s Which gives a massive saving
  18. We have 416 m and we will be around a third of that
  19. You could go back for a minor amendment But I really can’t see anyone climbing up there with a tape
  20. Whilst our quarts are 25 mil I was.concerned about cracking when I tightened the clips So I used a thin line of silicone to sit the hob on and it’s been fine
  21. As a plastering contractor I use a lot of bagged Parge coat For soundproofing The problem I have is as soon as anyone mentions airtightness The plasterers don’t seal the dabbing properly If the D&D is sealed properly There should be no air getting through Using bagged sound coat A gang of two will do three to four houses in a day
  22. Neither You need to make sure the air isn’t getting through the plaster Parge is a waste of money A fad
  23. The smaller outfits are less exposed Cashflow is a real problem at the moment As with the gas industry The good times will end Its a case of when
  24. I wouldn’t go near it for several days this time of year
