It’s just shrinkage I normally put an expansion joint in all doorways Or at least cut a line across the opening with my trowel

It’s so annoying Of all the plots we have looked at Ours is a 3 acre site with four small trees and hedgerows All listed as very low value Where the trees are will form part of the first drive but we can easily go round and avoid that area We are on Boulder Clay so we will strip 150 mil of soil Then hardcore that area So it’s unlikely that we will come across any roots I look out of my door at our first build and this is our view to three sides We simply had to fence off two large oaks at the front of the house I will knock Something together today and keep you posted I really do think these surveys can get out of hand

The annoying thing is We have all the information from the tree survey and the Architect seems to think we need to pay again

Thanks we did that previously with two trees with TPOs and nothing with the 50 plus trees that surrounded the plot It’s our Architects newly qualified son Seans to be over cautious

One of the final things that planners have requested is root protection plan There are four low value small trees about 6 metres from the side of the house We had submitted a full tree survey It does include sketches of how to protect these tree roots Ie Herras fencing with stays etc Ive contacted them tree survey company and they say that they will get a quote together on Monday Is this really necessary Or can I highlight what they have advised and agree to Corden the route area off I’ll include a copy of what they are asking in the hope that others have come across this We protected two large oak on our previous build with chapter 8 plastic barriers

As above You don’t want any moving parts on the tank I put our blower in the garage and ran the tube through a duct underground It been in three years now and never had to touch it (Matrix 7 pop) -

I used 22 mil at 600 centre 3 years on No creaks If you use plenty of glue it should be fine While it doesn’t look pretty with glue all over the joists below You do need to make sure that every joist is well coated

Why not just use Habito plasterboard Better to fix to than OSB Much stronger man’s at about £20 per sheet Much cheaper than using both

Still plenty cashing in Even Wickes are knocking a tenner off the price of ply We buy Structual ply by the pack and the saw mill we deal with only put there prices up by 20%

Most of the builders merchants offer a QS service I think TP charge around £250 for a full house Just send your drawings in While you are able to qualify the materials and also get a pretty good idea of Labour cost You will have to keep an eye on material prices As they seem to change on a weekly basis

Some of the jobs I’m starting will run for two years BG have a 5% rise coming in early next year All contractors are including a clause that the client will stand material rises above 5% Wage rises will have to be absorbed by us Tiling is a good example for me I buy the tiles at say £20 Supply at 25 Pay The tiler £15.50 £ £9 on top for me If the tiles jump up by a tenner I’ll have a 190 bathrooms and on suites to do at a loss Housing is easy The builder just bumps it onto the price of the house Commercial isn’t All the extra costs has to be stood by the end user As builders are now inserting the same closes I worked on two TF site this year that have been delayed due to the TF companies going bust One TF job that we’ve recently started 22 homes Had seen timber prices add £1200 per plot Before they even set foot onsite At least these clauses should stop this happening We had everything on spreadsheets months before we started on our last build This time we haven’t It’s very hard to predict

We new that we would be selling so decided we needed one Some have it as a condition of mortgage In fairness Protec where very easy to arrange and recognized by the big four lenders Some are not The chap that came out was good to deal with Just wanted photos Over The two years We had three visits Each about ten minutes Little less for the final inspection Its unlikely that any of them would pay out- 22 replies
