40mm x 32mm solvent Offset reducer, and then a 32mm rodding / cleaning eye. -
Eh? Over studwork you'd be using screws ? Am I missing something ?

You'll need some foam to stop the board touching the block work. How much is dependant on how good the block work is, or if your going over cables etc.

Could you let him know I can do a far better deal for him than all the others if he's happy to pay cash. I've got one last unicorn boiler left and it's on a one-day only sale which lasts all next month. And the month after.

Looks a nice bit of kit. Which module connects the lighting, and how? Have you run parallel cable runs to a remote location i.e. where the switching / dimming unit would go ? I'd assumed the control panel would reside there, not the actual switches. In fairness the last scene setting lighting arrangements I fitted was years ago, in retail outlets on board cruise liners. Things have got a lot smaller and a lot cleverer since so I'll watch this with interest.

£4k and up for anything tidy. My mates Grand Canyon 7- seater iirc was around £7k with all the trinkets. £280 for the crane to get it into his back garden. That got a few curtains twitching as it was a narrow street and about a 35o incline ! Crane was jacked up on a van load of railway sleepers. The crane driver was a legend.

The only kick in the nuts is Lucidchart only allows 60 items per drawing with the free version. FECK!

An industry standard which makes a lot of sense, I now see. As Ed says, its a fine line where common courtesy strays into giving up your own free / family time for zero reward, and usually through no fault or reason of your own, and where you draw a line and say "this is now work". Makes me shudder when I think how much of my time has been 'lost' to this in the past

Yup. A guy I recently worked alongside said he had adopted a new business model, to deal with such situations. He said he simply picked up the phone and answered the client, out of his 'paid hours' and immediately informed them that answering the phone and discussing the job with them would be chargeable at £X per hour with no part hour billing. Some chose to accept it, and some choked on their asparagus tips. Either way, he said it made his phone either quiet or very profitable. Makes perfect business sense when you look at it, from either perspective. If a client chooses to ring out of hours then they pay the fee. Simples.

+1 and cantilevered beams mean no need to touch ground or otherwise support the first floor [ over the alleyway ]. Cheap as chips solution.

WhatsApp is best as they know that you know that they have received the message, so they would then be purposefully avoiding / ignoring you if they didn't come straight back to you. imessage on Apple does the same.

+1. Just change the offending light to led and the accidental consumption will be negligible. Or, if it's a matter of principle you can fit the type which work on proximity and go from dim level ( 15% ) or 0% to 100% upon detection. Example only

@MikeSharp01 If your DHW heats on gravity then you need to keep the 28mm connections. Telford will do 28mm unions, as most are made bespoke anyhoo. Can you patch it up for a bit? How much is the SF cylinder ? -
