We're featuring on Grand Designs next week 🎥
ProDave replied to thefoxesmaltings's topic in Property TV Programmes
Just watched it, (rarely watch commercial television live) Under budget, under time and no major problems. Kevin was having to dig deep to find any tiny little problem to highlight no matter how small. A model of just how to do a self build, and a great result. Of course it only went so well because of all the expert advice and encouragement from Buildhub. -

Why not build or buy a composing toilet so it is only grey waste water you have to deal with? -
Static caravan sewage?
ProDave replied to Amateur bob's topic in General Self Build & DIY Discussion
This is the sort of thing most touring caravans use to collect their grey waste water and wheel it to the appropriate drain on a site. -
Static caravan sewage?

This is the Marsh portable treatment plant designed to slide under a static caravan. It will discharge grey waste water that still needs to go to a soakaway or possibly to a watercourse. https://www.theseptictankstore.co.uk/shop/marsh-portapura-m5-sewage-treatment-plant-5-person/#:~:text=Description,also perfect for glamping accommodation. -

Design for mull of Galloway. Thoughts?
ProDave replied to DannyT's topic in New House & Self Build Design
Buy a decent amount of Kwikstage or similar system scaffold and do it yourself. It will easily sell at the end of your build, but I kept some of mine, enough to scaffold 1 wall of the house. -

IF you want maximum yield. But if self using and not getting paid for any export there is a big argument for a much steeper pitch, even near vertical, to get more production in winter at the expense of less than optimal production in summer, but you usually generate more than you can use in summer anyway. -
It would not be my choice, neither would those plastic pipe fittings be. What did you agree with him before hand?

Surely if you have foundations in place, you want to stick to that footprint even if you change the interior? -
Sign off what’s the prize ?
ProDave replied to Pocster's topic in General Self Build & DIY Discussion
You get peace of mind that it is all finished to their satisfaction and they are not going to hound you or demand you change something that is non compliant etc. And it means there will be no big issues should you choose to sell. And for a lot of people it is the magic bit of paper needed to submit your VAT reclaim. -
Just need to close DRAX now.

Basin waste - flip with a little handle
ProDave replied to Dreadnaught's topic in Bathrooms, Ensuites & Wetrooms
We have click clack and no problems. Have prevously had problems with plugs operated by some form of remote control from a lever on the tap, not least if you you need to replace the tap you have to replace the waste as well. -
Aico do 10 year life battery alarms that will interlink wirelessly to their mains alarms and building control here accept the,

As it is it is not structurally sound as a roof window opening. The surveyor should tell you what wants doing and give you an idea of how much to knock off the price to cover it.
-
What does your survey say about it?

With 12kW of solar and planning to add another 8, that will be 20kW. To sensibly self use all of that you need battery storage. I hope that is in your plan. As already noted the issue is for some reason your house needs a lot of heat. What size is your ASHP and what did the heat loss calculations before deciding what size ASHP say? And how is the heat delivered? Radiators or UFH. £1000 per month electricity bill would make me sit up and think where can I better spend £1000? Lots more insulation perhaps?

Cold unventilated loft - condensation risk?
ProDave replied to G and J's topic in Roofing, Tiling & Slating
Seriously consider running the insulation and air tightness following the roof line. It won't use much more insulation but it will be a lot easier to do and will give you a warm loft. This traditional way of having a cold loft, takes a lot of detailing to get it right. EVERY penetration through your ceiling level vapour membrane needs sealing properly. There will be penetrations for cables to light switches, light fittings (heaven help you if you want downlights in the bathroom) and pipes e.g stack pipe and any ventilation fans or even MVHR. Get ONE of those detailed badly and there is your route for warm vapour to get to the loft. And that is before you even think about the loft hatch. -
Today I had a refresher of just how quick you can stop. I was doing barely 10mph rounding the corner of a junction making a left turn when two schoolkids stepped out in front of me without looking. I was impressed with just how quick the car stopped, my reactions were still quick, the front of the car dipped considerably with the rapid braking and I am sure the stopping distance was just a couple of feet, and all without locking the wheels. The thing about all these 20mph limits is they are in effect saying to drivers, we don't think you have the ability to make your own decision and drive to a safe speed for road conditions. That I find insulting. Yes along the high street of the town when there are lots of people about, crossing the road between parked cars because they are too lazy to use the crossings it makes perfect sense to drive slow. But the other end of the town one of the estates has a feeder road like a big ring. There are massive wide grass verges both sides before the actual roads with the houses and it is rare to see anybody walking along or crossing this feeder road, yet still it has a 20 limit now where it is rare to see a pedestrian. I am just glad I don't live in Wales.

Yes, you can keep it up longer than anyone else.
-
I look forward to the answer. It sounds more like "this is what you should think" I suspect on those courses it is futile to argue you are right and they are wrong. It's a case of "yes sir of course sir" biting your tongue if needed.

I HAVE "finished" and have BCO completion. But I am now just doing the ongoing things, presently erecting a fence, in between the gales and rain.

Planning permission granted, I am on my way!

This may be an awkward question, but is that the village that is being officially abandoned as in sea defences not being maintained?
