Shit the bed, yes I see, how ridiculous that you pay that much for an empty property. Would have cost previous owners quite a bit as empty since 2009 -

It’s not too difficult to get the hardcore base flat and level to within a few mm, any undulations are fixed with the blinding sand which is not too difficult to get within 3-5 mm if using a lazer level. So with the blinding sand nice and level lay the DPM then the PIR with UFH pipes then the concrete. The fibre reinforced c28/35 concrete I used was more like a screed as the max aggregate size was 10mm but mostly 6-8 so it poured flat and is self compacting. saved me th3 additional £3000 for a separate screed just for the ufh pipes that wasn’t needed.

I ended up using 100mm fibre reinforced EcFlow Concrete, structural engineer was happy with that. It actually has higher strength than the rebar originally specified, works out cheaper and much easier to do compared to rebar mesh

My 190sqm Chalet bungalow with Isotex blocks is a lot less than £45k As far as fixings are concerned, with heavy items like kitchen units and windows / doors you fix through the woodcrete into the concrete

Put 150 or 170mm PIR between rafters then 50mm underneath followed by plasterboard

So finally we been granted full permission to proceed, my drainage pan has been approved and deemed I do not impact the nutrients to the broads in addition to those expected by my initial application that was already approved, common sense has prevailed. Quite why I had to wait when this assessment was done 29th September I’m not sure. But it done now. Yeah slip membrane is deffo needed, for the reason you mentioned. taping joints not essential but costs peanuts and takes minutes so why not ? -

Yeah that would work, for the doorway you can cut the blocks down or use coursing bricks -

Are you parking heavy vehicles in it ? If not then 100mm will be plenty especially if you have compacted hardcore base -

Bit late now, but why did you fill the trenches instead of leaving them a course below ? If you now add 75mm insulation and 150mm concrete your finished floor will be 225mm above ground level which will impact your permitted ridge height -
That’s designed for vertical fit offset not horizontal

Yes and no, they signed off our variation of conditions but have not yet approved our surface drainage plan, they have given a date of 22nd November. There was something they put on our case showing our dwelling was neutral so hopefully that will also apply to the surface water. -

Have a chat with the lads at Eastern Concrete, I had their 24m boom pump for my slab, I’m sure they’ll pop over and survey your site. They have pumps up to 39m You’ll need at least 15m3 for your walls -
I used UFH trade direct as recommended by @Nickfromwales https://www.ufhtradedirect.co.uk/ very competitively priced and they did the spiral design, most do the serpentine but I believe spiral is more efficient. I bought a second hand stapler, but with a small area I’d just push them in by hand to be honest.

Well I’d never done it before, and managed 130m2 750m of pipe in 1 & 1/2 days. Only needed the decoiler for the 500m roll, with 100m or 200m you can just uncoil it as you going by rolling it, it is a 2 man job though

I used the grids, don’t use pea shingle, you need 10mm crushed stone it’s settles and locks in whereas pea shingle will move about. I am fortunate that I have good ground, so I just removed the top soil and compacted the underlying sand / gravel then fitted membrane, grids and crushed stone.
