  1. id stick to 75mm screed, not much cover above the pipes with 50mm
  2. i did think the same but its massively more costly and hassle to do underfloor for 1st floor. In the end its not needed, if anything upstairs is too warm at night even with heating on fallback after 6pm. Bathrooms we have electric wet rads all controlled by home assistant as somewhere to dump spare solar/free sessions and ride the cheap rate sessions. Karndean floor is not cold once ambient air temp is 21 anyway.
  3. needs planning, truss company needs to know so they can account for the weight, will probably need to sit on a stud wall below to take the weight.   20. who designed it, set flow rates etc ? Ours has a couple massive silencers on the unit itself and another 6 or so box silencers throughout the house. Cant hear anything with ear next to the plenum on boost.

  23. unlikely. Does it include all the 2nd fix items ? Structure below DPC ? Steels ? All the fees (warranty, SE, SAP, Bio etcetc) ? Probably need to add a third again then another 20% of the lot as a contingency.
  24. You will definitely be below market rates using free labour but if you need to borrow against the build to fund it you will need to get is QS'd real world which means £3-5k m2. Doesn't mean you have to spend all that but alarm bells will go off with the lenders if you start quoting fantasy m2 rates. plenty of cheap online QS services who will take your plans and price them to the nail. Bear in mind they exclude 2nd fix items, anything below DPC unless you provide them the spec, steels etc unless you give them a SE drawing. Also account for all the paperwork fees and there are a lot now, warranty, insurances, bio-diversity, SE, SAP, etc etc another £15-25k Plot sounds expensive for the area.
