Local Authority Refusing To Visit - No Sign Off
Dave Jones replied to BTC Builder's topic in Building Regulations
wait , your warranty has not inspected your foundations ? what council is this ? Have you got your local coucillor on the case ? -
worst of both worlds is what you have. solar heats the tank when its hot with pv divert, as usually when its really hot there's loads of sun. by 11am latest our 250L tank is 80C via solar diverter. as a bonus it spins the heat pump for free as well for cooling, at least for us with just under 4kw of pv on the roof. It's like buying an electric car and then a diesel car as well as its a faff charging on a long journey.

avoid the tongue and groove celotex like the plague. massive waste as it has to be cut when it comes to windows. brickies hate it taping nonsense every joint. dritherm 32 every time. no waste, bulletproof and superior install.

tail wagging the dog. work back from the invert of the manhole they connect into. That will define how deep they go.

MVHR will never be enough on its own to cool the house. I tried, even spent a large sum on a dedicated and useless MVHR chiller intake. As long as you have UFH AND fancoils in all the upstairs rooms you have free aircon. Windows should be closed as a default with MVHR anyway whoever had an issue with open windows.

worrying about nothing. why didnt digger have a laser is the bigger question.

Open Book (cost +) vs Fixed Price
Dave Jones replied to charlieroper's topic in Costing & Estimating
nope. you get a QS down to the last nail including time line gantt etc second fix items of course are prov sums. its all automated, they turn around a set of drawings in 24 hours. -
used the blauberg units on a friends house, very impressed with them. not cheap though. They can be 'meshed' together to provide cross ventilation if needed. Bathroom have different model than the living area versions to handle the moiusture. the kit is very good and provides for an air tight install. shame they are not MCS certified.

MVHR external vent placement?
Dave Jones replied to Alan Ambrose's topic in Mechanical Ventilation with Heat Recovery (MVHR)
I did exact same as I didnt like the look of the little chimneys. Problem I had they are not big enough and throttled the air flow (MVHR complained about restricted air flow) so had to ditch the plan. -
yeah thats bollox. I dont believe air con is allowed under MCS though. You dont need it in any case as you already have an air con unit - the heat pump. Like buying a tesla and then towing a trailer of batteries to charge it.

Open Book (cost +) vs Fixed Price

you still dont get it. If you do not provide the scope of works , a QS, how can you compare what your being quoted ? drawings on their own are only part of the picture. See it all the time people saying they been robbed by a builder, out of cash and job not finished. when they penny pinch at the start by not paying for a correct drawing and QS pack to be tendered against. -

wrong. sub £500 online QS services. You wouldnt order a kitchen without a quote and breakdown, why would you build a whole house with(out) one ? -
Open Book (cost +) vs Fixed Price
Dave Jones replied to charlieroper's topic in Costing & Estimating
fixed cost all day long. you will be bent over royally paying day rate. trades arriving at 9 gone by 3 etc. they wont care a jot once your budget is spent and there is still 30% of the job still to be done. Do it like the professionals, get the build professionally QS'd. agree the QS with your builder. Pay to the QS in arrears. Zero to go wrong. -
there are companies who do umbrella scheme, you or your plumber install and they inspect. ultimate renewables in oxford are one
-
when was the outbuilding constructed ?
-
this has found to be unlawful when appealed. If you have this condition, ask for it to be removed. if they refuse appeal it (its free) and claim full costs.

Panasonic aquarea wall fan coil - condensate?
Dave Jones replied to SBMS's topic in Air Source Heat Pumps (ASHP)
yes i have both the new and old model. the drain can be brought out either side on the new model (its wifi controlled). Had our plumber put a waterless trap for it to drop into to be on safe side. amazing bit of kit, couldn't live without one in the summer now. -
the one the builders merchant sells.

Unlimited hot water with 4 bathrooms - is it possible?
Dave Jones replied to Indy's topic in Boilers & Hot Water Tanks
without reading the rest, biggest tank you can fit. let ASHP get it to 52, use an immersion overnight on cheap rate to get it up to 75c+ -
