unless you owe them a substantial sum that will motivate them to return, little to no chance of having them back. Are you qualified to manage the build, do you know what you should be looking for etc ? Whilst it saves money may not be best decision. Did you have a contract in place ? We all know to go legal is mega bucks, no certain outcome and takes an age.

make sure to copy in the planning officer its their job to liaise with statutory consultees.

correct, should be at a min doubled up studs under it. i'd want written confirmation from the joist supplier that the builders 'method' of fixing the 2 cut halfs is correct. NHBC state multiple studs to be used on load bearing walls. https://nhbc-standards.co.uk/6-superstructure-excluding-roofs/6-3-internal-walls/6-3-5-load-bearing-timber-walls/#:~:text=individual studs%2C rails and head,a maximum of 600mm centres I'd pause and get an SE in, deduct his cost from builder retention, and look over the lot before anything else is covered up.

how many days to do the job ? How many of them ? You have a company, buy the materials yourself and reclaim the vat if its a business expense ?

make sure its ventilated. Warm roof much easier to detail but you need the build height which is what most people struggle with.

you want 100mm centres max for low flow. Kick this lot into touch and do it yourself/sub in the trades. You will get a superior setup for half the cost. -

so you built the corner wrong. the top plates need to be continuous and not floating in the air, BCO should fail it as its structurally not safe. Google California corner.... Whats with the osb not cut or fixed square? -
the value an architect provides is the design. that's it. Everything else is ancillary which anyone can do.

you need contract works insurance, £2-5k. -
you need the 25mm pir the full perimeter, can include against the marmox but not needed.

Lets break these down. planning approval, they make a couple drawings you like. fill out a planning form, request a couple reports and add them and press submit £9.4k LOL. Real cost should be no more than £2.5 planning support = answering emails should be included in the initial rip off 9.4. building regs, feed the drawing you already paidf for into plans software, 75% of it will be useless on site and have to be 'adjusted'. Total tip off. Never ever pay a % of your build as a fee to anyone. your paying a postcode lottery for the rip off architect. Couple grand is plenty for a normal run of the mill design 99.9% of people use. Grand designs type then fair enough 5-10k. Building regs drawings should take no more than a day to produce, even rip off architects cant charge more than £750 a day.

no, the cill sits on and is fixed through the marmox block. insulation butts upto it. the photo i posted shows it clearly.

you can definately feel it on large spans. Our local tesco express had large spans,6m or so they doubled up the beams. You can see stuff in the fridge moving when a lot of people are trundling about. Drop in a sleeper wall if its likely to irritate.
