  4. not any more. new regs. every cold bridge, insulation detail etc has to be photographed with geo tag to prove its all been done.
  5. shame its a shed build, with a normal build you could easily had a vertical DPC at minimal cost.
  6. the only part exposed is the centre join if you have multiple panels side by side. Everything else is flashed.

  14. sounds like you have a plan. Hard to do a m2 figure until you have a plot and plans that can be QS'd. Flat site on good ground <<<< sloping site on clay for example.

  16. it wont be cheaper as you have to pay someone to produce the drawing pack. Plancheck for us is a minimum of 6 weeks to turn around by LA building control so went with warrent instead.

  19. surveys dont take long as they are private companies. Turn them round in a week or so.
  20. may be worth letting the current application carry on, if the design is close to what the rebuild will be it will then be hard to refuse your full application if the reno is approved. I'd wait until it completes then bang in full plans. You will need a lot more paperwork SAP calcs etc

  22. so if you have a quote from BT for over £2k then email it to your BCO and claim the exemption. You can use normal coiled ducting for copper wires.
  23. dont kill all services you are going to need them and no fun paying twice. Keep the electric and water, just move them out of the way for footings.
