    dont think you understand. Getting the job QS'd gives you the detail of how much you should be paying for every element, give the brickie a copy of it and work to a price. QS says 10k of mats 15k of labour for example.

    used 18mm mdf for ours. gives really solid fixing for all the kit.

    step1 where is your mains sewer connection ? step 2 pumped chamber on your side connecting to 1 above.

    looks like a design feck up. Who provided the height datums for the floors ? from this picture it looks like nowhere near enough space left for a 22mm floor , ufh on top then 6mm backer board and 10mm (?) tiles? )

    did they use hangers ? They notched out to sit on that wall. wonder how level it was ? Was the chipboard foam glued down ? Should be rock solid if it was ?

    the long and the tall of it is the joists are not man enough if you have 22mm boards on them and then another 6mm ply and you have deflection. would never use 4x2 unless its a very short span, 2m max.

    surely there was a proper floor first. 6mm isnt going to support anything. 22mm caberdeck or equiv is standard.

    developer is playing the long game to reduce or possibly eliminate the social housing element would be my guess.

    no offence but its not going to be lintels that break this one. Whats your QS m2 price ? Pick anything out the ordinary like passiv roofs and you are adding ££££ as you are limiting the trades available with experience. Unless your plan is to be complete in 12-20 weeks shed build is a waste of money. Simplify everything you possibly can.

    what is the suspended floor makeup ? joist sizes and centres ?

    my understanding its not the capacity but the mixing/transfer that is noticeably poorer hence poor practice. Heatgeeks mentioned it on a video.

    if your plot is not benefitting from an existing access they will apply the new highways rules that you will have to meet, splays etc. Very hard to pass and a lot of existing streets wouldnt pass them.

    replace the main house render with a nice brick and render the dormer ?

    dont use glycol unless you really have to, decreases the heat transfer performance.

    flip the toilet so the bog door doesn't open into the kitchen.

    grinder and cut a knotch out of 2 blocks so the block still has bearing onto the beam. Sewer pipes need to be haunched at the rest bend so there will be some conc for the cut block to bear on as well.

    or just buy a £300 laser and do the same. That kit isnt fitted on little diggers (sub 8 ton), you have to pay someone to CAD the whole thing, GPS setout etc etc massive upfront costs Real world of zero use to a single plot due to the cost. you could pay a man with a digger for a month and still have change.
