  6. not really. in England, BCO take the planning ref and issue paperwork against it for new build.
  7. anything in ground that has been inspected constitues a 'start' normal way to lock in planning commencement is a short run of footings/garage. locked in forever.
  8. no, stone it up well and you can drive 8 wheeler over it no problem.
  9. sister up with 3x2 so you have a good fixing both into the old joist and for the new flooring. start from highest point and level to that everywhere with a laser.
  10. dont think you understand. Getting the job QS'd gives you the detail of how much you should be paying for every element, give the brickie a copy of it and work to a price. QS says 10k of mats 15k of labour for example.
  11. used 18mm mdf for ours. gives really solid fixing for all the kit.
  12. step1 where is your mains sewer connection ? step 2 pumped chamber on your side connecting to 1 above.

  14. looks like a design feck up. Who provided the height datums for the floors ? from this picture it looks like nowhere near enough space left for a 22mm floor , ufh on top then 6mm backer board and 10mm (?) tiles? )

  17. did they use hangers ? They notched out to sit on that wall. wonder how level it was ? Was the chipboard foam glued down ? Should be rock solid if it was ?
  18. the long and the tall of it is the joists are not man enough if you have 22mm boards on them and then another 6mm ply and you have deflection. would never use 4x2 unless its a very short span, 2m max.
  19. whats the span of the 4 x 2 joists
  20. surely there was a proper floor first. 6mm isnt going to support anything. 22mm caberdeck or equiv is standard.
  21. whats the span and what flooring went on top before the tiles ?
  22. developer is playing the long game to reduce or possibly eliminate the social housing element would be my guess.
