Garrards hold them but they may be a bit far for you. You could go with a standard joist but would need a steel across the middle to split it to two 4m spans - 8x6m is a big problem with standard timber !

Sold by SterlingBuild..?? Looked at them as their 3G was the same price as a Velux 2G but worked out the thermal difference was about 46p a year per window and Velux have a better guarantee ....

Either 100mm fibre or 75mm PIR but 50mm will do nothing other option is single skin with piers and internally clad with 50mm celotex then 37.5mm insulated plasterboard but that will be more expensive.

They go on the roof though if you have a rack.... I’m about to stick my 5 with feet and clamps up for grabs anyway. £15 per panel with feet is about the right price from what I’ve seen too.

You should be able to put blocks up for £30/sqm laid if you’ve got a mate who’s a brickie. There is about 70sqm measured through so that’s £2100 per skin. Insulation should be around £400, leaves you £10k for roof, founds and fit out. Raft would be quickest and simple - 9 cube would give you 150mm slab across the lot with the edge thickened to 300mm. Lay 150mm EPS under the centre section to create the hump and happy days ... Use off the shelf JJi for the roof, OSB then GRP and insulate the inside, VCL and board. If you use paint grade blocks internally then you won’t need to plaster either. Should be easily do-able for £15k..

Go and find a local new build housing estate and look at the sales office... usually it’s a converted double garage that they then convert back to a garage by way of two doors at the end. I would suggest follow this route maybe worthwhile - replace the doors with a pair of French doors and you get light and the ability to “convert” when the time comes to sell etc. £15k needs to include what ..?? Does it have to be brick or is another wall finish specified on the planning permission ..??

Checked with a lawyer friend last night and that is usually there to stop splitting a property into Flats or similar, and it’s “private dwelling house” is used to limit the development of a HMO. -
I was looking at this at one of the shows and was pleasantly surprised. Makita LXT Mower I have petrol but at £160 if you have LXT batteries it’s got to be worth a look

That is the issue with anything that affects statute law - you end up with a one size fits all solution unless you create very specific legislation. And the developers are very good at lobbying ..... -
That NuHeat system won’t work... not the first time I’ve seen them cut cost out with only a single pump too. Ask them for the flow rate per circuit and the total flow rate of the pump .... Edited to add that Wunda have included their self regulating valve heads - they are the dogs, wins my vote any day of the week ..

Meter install is zero - supply pipe costs money ... wouldn’t surprise me if it was a supply as under stairs cupboards are a classic place to put a meter

I have the joy of having a concrete plant 3 miles from site and it’s a family run business. They called to say they were running early so could drop earlier than planned and also sent their brand new rig on its first day out ... Made life very easy overall and are always easy to work with. In contrast I’ve done a job with a large firm and they left 2 hours between loads, and even lied about the drops as the wagon driver told me he had been diverted elsewhere between drops..! Never again..! -

@JSHarris we had that a few years ago. The solicitor found a covenant on the land that the houses had been built on from 1820 or something but had completely missed a load of amendments in a later document. We declined to proceed on the basis of the first only to be corrected a couple of weeks later - by letter - where he also sent his bill ..... Not surprisingly a bill that remains unpaid to this day ..! -

I run a PoE switch and I’m just about to buy a Pi Zero to run my Radius server using a PoE splitter, 48v to 5v buck and an Ethernet to USB adapter. Whole lot will go in a box and I’m just adding the storage to the USB Ethernet adapter using thumb drives to make a poor mans SSD... May even build another to do the NVR..! -

Quick way.... put the face plate screws back in the box and screw them in til they are just proud. Line the board up and give it a good smack where you think it is and it will leave a pair of indents in the back of the board. Line up the holes with a spare back box and cut the hole for the socket ...
