  1. If your plumber [or any trade] is not VAT Registered it is imperative you buy the items, as they will have no method of claiming VAT back, and although they send you an invoice with not VAT on, the price will include VAT on Materials paid to the supplier.
  2. Important Questions..... Do you have any siblings? Have you taken tax advise? Have you taken inheritance / will advise? Have you all lived under the same roof for a considerable amount of time before?
  3. Cautioning against, yes. But it can be interpreted that the name has to be on the invoice, and not necessarily, the account holder:- From HRMC:- You must have a VAT invoice for all the eligible goods you claim for.  The goods must have been supplied to you and we may ask you to prove you have paid for them. The VAT invoice will need to show:  -the supplier’s name, address and VAT registration number  -date of issue -the quantity and description of the goods -your name and address if the value is more than £250 -the price of each item showing the VAT treatment I supplied invoices from several suppliers, Including Howdens and Travis Perkins, from tradesman's accounts. These always had our name and site address on them somewhere, either in the notes, reference or delivery address. Highlighted these in the covering letter, explaining the supplier was trade only [I did throw a bit of COVID into the wording] and my tradesman had ordered and I paid, and I could supply credit card statements to validate. I got paid the claim and they did not want to see credit card statements. I did fail to mention, the tradesmen wanted to stay under the VAT Threshold 🤔
  4. Quick summary of how we did it. A variety of methods. Ground Clearance and Foundations - Ground Worker - 0% VAT inc Material Sub-Structure - Bricks/mortor/etc - Ground worker bought, I paid VAT [claimed back at the end] - Labour to Brickies VAT Free. Super Structure - Bricks/mortor/etc - Ground worker bought, [claimed back at the end]- Labour to Brickies VAT Free. Block and Beam - I bought direct - [VAT claimed back at the end] - Labour to Brickies VAT Free. Floor Joists - I bought direct - [VAT claimed back at the end] - Labour to Chippy VAT Free Roof Structure Joists - I bought direct - [VAT claimed back at the end] - Labour to Chippy VAT Free Roof Covering - Roofer Ordered - I Paid Supplier Direct - [VAT claimed back at the end - Labour to Roofer VAT Free Plumbing - Plumber ordered most things, - I Paid Supplier Direct - [VAT claimed back at the end - I bought some - Labour to plumber VAT Free. Heat Pump / supply / fitting / plumbing / electrics - I went to MCS supplier [my plumber umbrella'd to] I paid for full install VAT Free. Electric's - I set up a trade account at Electrician favoured supplier, he ordered and collected on my account [VAT Claimed at end] - I ordered pretty stuff [Sockets lights etc] [VAT Claimed back at the end.] - Labour to Electrician VAT Free. Plasterer - Plasterer told me what I needed to Order - I ordered from his Supplier and Paid [under his account] - Claimed VAT Back at end - Labour to plasterer VAT Free. Kitchen cabinets- Ordered at Howden's through fitter's account - I paid [VAT Claimed back at end] - Labour to fitter VAT Free. We ended up with around 500 receipts / invoices in the 4 files that was the VAT Claim] In the covering letter to HMRC, any receipts invoices that had Tradesman's name on [almost always made sure the postcode was on somewhere.], were highlighted with a note saying, "it was a trade account, I paid, I can supply matching Credit card statements if you need to check].
  5. We used Eurocell Flush casement. They do a "heritage version" which means there is an extra cross member fitted in the middle. There is a higher proportion of frame to glass, than in more modern looking desigins. so you may need to take that into account, especially on small windows. As an aside the Z4 is for sale for a very reasonable price.
  6. Where are you ? We used Albion Brick Cutting for some cuts we needed. Dropped them off and picked them up later for a bit of ca£h. But our site was close enough.

Get your contractor to knock on their door, and politely give them a copy of [official documents] the permit, highway contractor's licence, and TM plan, and explain that work is going to commence on Monday, and it would be in their benefit to move the car. Kindly mention if it isn't moved, they will call the police, to supervise removal.
  8. That single statement could have a whole thesis written on it. 🤔 And people still would not agree. We notified, as in essence it a simple process, and not notifying does not negate any H&S commitments.
  9. Agreed, I think we are on the same page, hence it was asked as a question ? The principal contractor should carry out their resourcing assessments, to establish if it is a notifiable project, and this should be in the Construction Phase Plan. It is better to have taken consideration, Than not. A Construction Phase Plan of proportionate scale can be produced here:- CDM Wizard - CITB There was no way we could get our estimate down to less than 500 person days, even before COVID extended the plan from 40 weeks to 2 1/2 years for the build. Given 40 weeks x 6 days x 2 people [Me and SHWMBO] = 480 person days [before any real trades have clocked their hours], hence we notified the HSE, via F10.

In this instance, the self builder steps out of the DIY arena, because they are taking control of construction work. Where a self builder controls the way in which construction work is carried out by a person at work, they must comply with all the matters outlined in Part 4 of CDM 2015. This requirement is set out in Regulation 16 of CDM 2015, which effectively replaces Reg 26 in CDM 2007, this is not a new requirement. In this scenario the self builder will in effect become a contractor. In this case the HSE will expect self builders to demonstrate sufficient health and safety capability to meet the requirements of Part 4 of CDM 2015. Individual contractors will be expected to be able to advise the self builder on any specialist matters within their own work activities. The expectation on a self builder in this position will be on co-ordination and management , not on direct supervision of contractors on site. The self builder is entitled to expect contractors to plan, manage and monitor their own work in compliance with the CDM Regulations."   11. You can do it yourself.... You will probably need to employ a company registered with local highways authority. You will need to apply and pay for a permit for the works. You may need to provide a traffic management plan, apply for and pay for traffic management. You may get the highways authority, coming round and taking core samples to ensure the make up and metalling is to the correct standard. It is generally easier and cheaper to pay the council to do it. £1500 is around what we paid given a bit of inflation, a couple of years ago.
  12. Oh, if you have a Child who is a student in full time education, this is your trump card. Move them in as a sole resident, and it's 100% discount on council tax, there is a certificate they can get from Uni.
  13. Are you living in it? If yes - you will have to pay. If no - ring them up. be prepared, read your original Planning Permission documents, there may be a statement that says, "...xyz......... must be completed before occupation". Explain to them you cannot possibly move in because xyz is not complete and they told you that you cannot. We used the lack of hard standing on the drive for that.
  14. We have Tiles fully downstairs [light stone Coloured - Limestone coloured mortar] [Ar$e to keep clean - should have gone with grey like everyone else]. Tiles in bathrooms, Engineered wood in the bedrooms, with small sheepskin rugs. Runner carpet on the stairs [did not want to go flying after slipping] with carpet on the landing. Definitely more echoey with hard floors, especially with the trend of hard window coverings, maybe something to consider if you have kids.
  15. You also need to review the bottoms [oh matron!] - Cheaper pans are not necessarily finished to a high standard, initiating scratches to the Hob Surface. Expensive pans have a better smoother finishing. Of course this scratching intensifies, if you shake the pan in an Ainsley Harriot fashion.
  16. Have a similar problem. My idea was 1) to get some Rothley White Plastic Angle 2000mm x 10mm x 10mm - Screwfix 2) Got the RAL colour from the kitchen supplier and painted them the correct colour, having got paint mixed at Crown. 3) Fit to the wall - There is enough bend in it to take it up to the wall. I got as far as 2 a couple of years ago - but never got to 3, they are awaiting fitting.

  18. As @George too many variables. Living in a mining area. We viewed a house with a capped off bell pit in the garden that was inspected by the coal authority. Advised by the building society they would not favourable on lending as it was a certain it was there, but not how big it was. Our second house, developer built in 1998, on land that had been surface strip mined of clay in the 1940's and top of under ground coal workings. The estate had random bits of "amenity land" left landscaped, where there were known vent shafts. Also left where they did not know what was was below, [old underground maps for coal workings do not necessarily line up precisely to what is at ground level] The houses were built on reinforced raft foundations. In simple terms [thats me ] is there is subsidence ,the whole house will shift, without breaking it's back, and you get Roger Bullivant [other companies are available] to jack the house back into position and stabilise. - A an excess [£1000 ?] is added to house insurance for subsidence]. House is still standing 26 years later. Vertical and no cracks.   19. With Vent Axia do you have the wired remote ? Sentinel Kinetic Wired Remote Controller | Vent-Axia This replicates the the control panel on the unit. Ours is on the landing. And one press is boost 30 mins, 2 presses boost 60 mins, long press purge. We hardly ever use the boost, the normal circulation is more than suitable, and is far, far superior than a fan and trickle vents. Vent axia also have a wireless board that can be fitted into the unit, with wireless boost buttons. They do however look like they were designed in the 1980's. Vent Axia Wireless Transmitter Controller (fastlec.co.uk) We have a set and have never fitted them. They are in the garage somewhere I think. Boost comes on when we have a shower with the humidity,
  20. Good Afternoon, Hope you enjoy the experience. Lots of good advise on here.. I'l start Set up an separate email for the project like GrszHome @ something.com - use this for contacting suppliers and anything, this keeping all the junk mail trying to sell you stuff for the next 10 years and beyond separate. Try to get a trade card from Wickes [10%] if you are not in a trade, you may be able to gat a bar code from someone and put it into stocard app. Sometimes through work [blue light or perks at work or similar] you can get an extra 3-7% of by buying a prepaid charge card. If a subby says he can get the stuff cheaper, they more than likely can't. A couple of hours googling at night and a few phone call, can save ££££. All the best

  22. Thanks for your replies. Spoke to him this morning. So he changing from Ground source to Air source because, for a variety of reasons - "he is building an extension, does not know the size of the loops, he's moving the pump, pump is old, cannot install more loops" He is chasing up the Tesla and solar supplier. He is now stalling the install of the new ASHP's until he has spoke to DNO [officially]. Oh, his "mate in the DNO" says the property is not on the DNO network plans, as although it only 20 years old, it was a bungalow demolish and rebuild . Keep you informed.....

[no VAT then as they had just started out on their own]
  24. We put a temporary starcase in. [got it free as the supplier of the final staircase was ripping one out the next day, after he came round to measure up. Our final one is Oak [oak veneered MDF in places], but we have a runner up the centre. We fitted almost at the end [it sat in the lounge wrapped up for over a year.], tiled most of the floor, then fitted the stairs [the bottom stair is delivered loose], finished tiling and then fitted the bottom step. Ours is still one the website. See below. I think they now do installation, which I would recommend as our joiner, me and the mrs lugging the oak stair case about was not a pretty site .
