  1. What are you painting ? if the material is absorbent the final colour may be slightly different. 1) try several layers over a couple of days 2) Try some non absorbent base material. Not had a problem with Crown Centres. Have you any idea of the original paint name / manufacturer.#
  2. You may not need any insurance, it's a case of assessing the risk...... Do you have formal contracts with all your subcontractors ? Do you ask each and every contractor, and sub-contractor to provide a copy of their insurance before starting work ? Are you sure the chap the kitchen fitter brings with him to help him lift in the fridge is employed by the fitter and not just a bloke from the pub? Will you "employ" someone [Son, daughter, next door neighbour] to do anything like cleaning, painting etc. Questions to ask, you may want employer liability insurance. You may want some element of personal liability or public liability insurance, which may or may not be covered in your existing insurance. As @nod and @JohnMo say Speak to your current insurer and explain what your are doing, and see what they offer as a bolt on.
  3. @NicWho owns this lane ? The Highways, County Council will have a definitive map. You're fortunate that Devon's is on line. We [Leic's] still have to send a cheque for £40 to get an extract, which we did to ensure our visibility splays only included Highway's land. https://map.devon.gov.uk/portal/apps/webappviewer/index.html?id=2cfc02549b8940e29749f5dd3b32ca19 From this you can see roads and even which bits of verge they own. Obviously with the usual rider in the T&C's to consult the master map. Here's a Random extract near Devon Cliffs Holiday park:-
  4. Getting a new planning does not revoke the older one. You would be able to choose which one to go with.
  5. Similar here, Elica Switch, downdraft hob, which I think is the same as @Conor from previous discussions. With standard MVHR ceiling vent near by. The filter and constant movement of air from the MVHR is sufficient for cooking, without boosting. Ironically the only time we really use the MVHR Boost is when we clean the Charcoal filters, from the hob [once every three months or so] in the oven, as the make a rank smell.
  6. Small outside space, and looks like you have already made the house smaller on the plot from previous applications, to accommodate.
  7. We used Air-testing Staffordshire New Build Airtight Testing And More | Airtight Testing Staffordshire Airtight Testing Staffordshire | Newbuild Airtight Testing and More | Airtight Testing Staffordshire From Stoke so not to far from Wigan [about the same distance the other way from us. £200 [Nov 2021] so will be more than that now. [no VAT then as they had just started out on their own]
  8. The world according to Polypipe:- POLYPIPE Air Admittance Valves and Anti-Syphon Units - Technical Guide.pdf (plumbingforless.co.uk) 1. For up to and including four dwellings, one, two or three storeys in height, additional drain venting is not required. 2. For five to 10 dwellings, a conventional vent stack should be provided at the head of the drain run. 3. For eleven to 20 dwellings, a conventional vent stack should be provided at the mid-point and head of the drain run. 4. For multi-storey domestic dwellings (other than those referred to above) and non domestic buildings, conventional drain venting should be provided if more than one such building, each equipped with the valves, is connected to either a common drain, itself not vented by means of a ventilation stack, or to a discharge stack not fitted with a valve. Our architect recommended one as we were connecting to an existing drain.
  9. You need to check out that other vent pipe [silver insulated flexi] as it may be the culprit. We had similar [can't blame anyone but me as I fitted the flexi hose as I didn't have the right connector at the time] - Excuse the crudity of the sketch. I had a soil stack vented to a tile vent, but at the time didn't have the extension to connect to the soil stack, so used a piece of insulated flexi hose with two large jubilee clips. - as per left hand drawing. In the recent -5 weather we noticed water stain in the cupboard below, I went up and found the joint to be dripping. This was essentially The water vapour, from the waste, condensating in the vent running down and getting through the minutia gap, due to the wire in the flexi hose not causing a seal. Replaced with a proper connection and some proper fitting so that it would not leak - as per right hand side.
  10. It's an insurance policy - it says "Certificate of Insurance" on the top of ours. It's limit is for a total value of the reinstatement at the time, so will not increase with inflation. I am sure in the event of major claim there will be toing and froing between them and the provider of the Buildings Insurance. We only took one out as we were going for a mortgage.
  11. Fuller Details here:- Street vote development orders - GOV.UK (www.gov.uk) Not what I thought it was - it appears it is not about people having a say on planning applications submitted by others. School boy error:-
  12. We have the same system - the raindirector was in the garage so we ran the outlet back outside to the downpipe, in copper. It is very rarely used to be honest, commissioning and holidays for the refresh.
  13. Simple but effective Check List from the Vent Axia Installation Manual More to it than that, such as the ducting should be rigid with a small section of flexi and that trap shows a wet trap. Flexi creates more turbulence which will affect performance / electric efficiency and more noise, also more likely to cause duct build up. Also more prone to damage.
  14. And for an even thinner thin thing :- InsOpaint – ULTRA Insulating Paint (paintoutlet.co.uk) Lots of words saying...... nothing.
  15. This what I Used:- Viva Magna Self-Sealing Waste Valve 32mm | Toolstation There looks like one similar in the blue highlight, but as the drain is going up hill then there's no hope of it draining @hotnuts21 She needs to get someone in to sort out the ducting and the unit will hopefully ok. Need to look for a local Refrigeration or HVAC engineer who should be able to sort it out. At the moment it has the potential to cause more harm than good. I bet the filters have not been cleaned / replaced, causing efficiency issues. Unrelated, but idea what this pipe is ?
  16. Have they still got the open gutters in the road, or has some elf and safety bod from the council made them cover them up.
  17. Last time I looked the local farm supplies didn't sell it 🙃
  18. Do you know if Is it moss or mold [or even lichen] Bac-50 [Benzalkonium chloride] will kill mould. Red Label Hypo - Hypochlorite Solution - strong bleach - will bleach and kill the top layer of growth. As @SteamyTea it will come back unless you change the conditions.
  19. Probably not really helping the cause but:- CLEVO Wooden Pull up Bar For the Ceiling For Climbers (clevo-climbing.com)
  20. Plenty of UKAS lab based test kits on Amazon Amazon.co.uk : asbestos test kit
  21. Welcome to the forums @stoky house Could you elaborate ? a bit more information on the problems would be welcome. Which floors have underfloor heating ? and what are the floor coverings. Is there air in the system ? There may be an air release valve on the manifold and/or somewhere else in the system:- ours on the manifold looks like this, the black cap on the top [like a tyre valve cap] is the manual air release, it will let water out if there is no air in:- Also in the system there may be something like this? What is the heat source? And what and where are the controls / thermostats? Cheers
  22. Or let her pick the nice light "limestone" coloured grout. Nightmare on traffic areas [from experience]. You need mud coloured grout.
  23. The Cop [In Vaillant terms] for this would be --- (Yield+Consumed)/Consumed --- (1386+505)/505 = 3.74, which is not bad. I
