  1. Asking for a friend [honestly]. Situation, this is how he explains it. My mate built his own house in the sticks, 20 years ago, complete with GSHP. He does not know if the DNO was informed or even had to be informed at the time. Since then. Has had Solar installed, which he believes the DNO have been informed. Has 3x Tesla Batteries, which he believes the DNO have been informed. Has a car charger, which he thinks [knows] the DNO have not been informed. He is currently charging his Tesla batteries at night from the grid on cheap electric and car in parallel. [i assume this will change in summer] The car stops charging due to "Voltage drop" error, so something is amiss. He is now in the process of changing the GSHP with ASHP. [2x 11kw]. [not told the DNO, as he thought it was a direct replacement] He has spoken on the QT to "someone he knows" in the DNO, who says although there is 3 phase in the street, but there may not be capacity to upgrade from single to 3 phase. He now does not know what to do about informing the DNO. His problem is that when we built our self build [no where near his] we got stung for circa £40k to install the new 3 phase supply, as they had to dig up half the village. I did explain somethings have changed with charging for upgrades [we were 2020], but did not know the details. Advise and comments would be gratefully received.

So sharing the same provider, did you get any of these? 1) Green Oak not being covered for movement.. no green oak in our porch, it was kiln dried, 2) Problems occurring from the failure of the MVHR not being covered. 3) the external ground level not being finished. It was and when I spoke to them, they said they could not see on the photos that their inspector took. And don't mention the fact they would not pass the house off without the garage door being fitted [this was on "6 weeks" delivery from Germany, and took 8 months] . [BCO was quite happy with the ply-wood shuttering] We need to go to the pub....

  4. As you go through the build process, you will become familiar with the fact that it is all about who owns the risk. You have made the decision, you do not have enough knowledge/qualifications to own the risk of assessing the foundations yourself, so you have employed a building control officer and warranty provider to own that risk. BCO is happy to own the risk. but.. Warranty provider is not prepared to own that risk, so it is your job to get someone else to own that risk, on behalf of the warranty provider. You can try to discuss with them, but essentially you will have to employ someone else to own that risk. That body will be a an expert in the field [ie Structural Engineer]. As you say you are on a tight budget, but this will linger. [We were still trying to remove a defect with the aforementioned Protek on foundation depth, two years later when we were trying to get it signed off]. Ideally you need to find a local independent ticketed SE, pay for a report, do any actions, clear the defect with the Warranty provider. Examples of our warranty provider being over cautious [not willing to own the risk] - most of which the root cause is COVID 1) Not accepting the foundations were dug to the correct depth. May 2020 [height of COVID unknown], they did not come to the inspection of the foundations. Gave me a list of photos to take. Sent them, and got a verbal phone call saying we were ok to pour [bank holiday 8th May]. When the next report came in we got a defect, saying there were no photos showing the depth of the foundations, with a tape or staff. This went on for two years, 2) CO2 Barrier - We had to use another provider than the original detail - Visqueen weren't answering the phone as all there staff were on furlough sunning themselves in their hot tubs. So we used another provider CordenEPS who were very good. So the warranty provider simply said this barrier material is not a BBA certificated product. So we had to go back to CordenEPS, who had to send us an email, stating the product does not have to be BBA approved, and it complies to BS8485. The defect was cleared, as CordenEPS now owned the risk. 3) Cut roof on part of building above the garage, was built to previous rev drawing, worth doubling up in the wrong place. [again COVID problem, discussing drawings at 2m and just letting the guys into site in the morning and locking up after they had left]. We got the roof supplier / truss manufacturer to confirm the changes from the design [luckily someone who worked for the architect we used knew the designer at the supplier, and had his mobile number, else we would have been stuck with the company message ... Due to unprecedented times]. The roof supplier now owned the risk. 4) No eaves vents, but we were using breathable membrane and vented ridge. Again we used a different [but equivalent] product than the original spec due to supply issues. Warranty provider said there was a risk of condensation, as there were no eaves vents. Has to get our architect to contact our SAP provider to carry out a condensation risk analysis, to say it was ok, so they owned the risk. Sorry for the ramble, just offloading the pain of times past.

  6. Living in the summer house has little to do with building control, unless you want to get it signed off as accommodation for use in the future, and they would only know if you told them. Plenty of people, live in accommodation, which is not signed off, our BO was quite surprised we hadn't moved in to our self build before sign off. And plenty of people live in accommodation not signed by building reg's, tents, caravan's old properties, unfinished new builds, unfished renovations, etc. The issue may be with the planning department, whether you need planning permission for the mentioned summer house as temporary accommodation, then of course they will be wanting their Council Tax. You may need planning permission if you intend to use the summer house for accommodation, even temporarily, as you may need to get planning permission to use a caravan on your drive for accommodation. Lots of "mays". Best say nowt unless asked, being prepared to stump up with some council tax if asked* * This of course is not legal advise 😀

  8. I have a 90oC and 7 Bar Pressure and Temperature Relief Valve on DHW tank. Part of a ASHP supplied system. Last week during legionella cycle, I noticed water was pouring through, it took a few turns to reseat the valve and stop the flow. During the week, heating the water to 43oC there was no problem. But during yesterday's legionella cycle, it let off again, but reseated. But the water temperature only got to 60oC instead of the 70oC. There is air coming out of the valve on top of the potable water Expansion vessel. Can't for a minute think the temperature is getting to 90oC [as ASHP supply], so temperature sensor should be reading ok. So as per the title, do these fail ? or is there anything else to check before I change it.

We didn't have a problem with Archaeology or Nature, only CO2 The desktop surveys showed an historic landfill near to our property, essentially the council think they filled in an ash pit in the 50's with stuff and they don't know where. So on the Historic Landfill GiS layer it is just a round circle. This lead to bore holes and gas test. Found no physical evidence but we had a high enough percentage of CO2 to warrant the installation of a full CO2 Barrier membrane. [Just in case that pesky, heavier than air gas, fills up the vented void underneath the block and beam, penetrates the block and beam, though the insulation, though the Polythene, though the Screed, through the tile adhesive and finally the tiles.
  10. Also looking for one with a decent mopping [and removal of dirty water]. We went for matt stone coloured tiles, as everyone else was going with Grey semi gloss ones. We now know why everyone else went for grey. Ours look great for the 3 seconds they are clean once cleaned.
  11. There is also a distinct line of differing plaster. Which suggests this may been found before, and they replaced the plaster without finding the root cause.
  12. It maybe the angle of the Photos, but the window reveal from the outside looks distinctly longer, thinner, is it possible to get a photo looking more head on to window, showing the lintel as well, and the current condition of the render.

  15. With the planning permission, the Planning Authority will impose conditions such as "no habitation before......" As you approach completion, despite the level of completeness, they will be saying its habitable, give me some council tax.

DeWalt DFC1330000 Polyester Styrene-Free Chemical Anchor Resin 300ml - Screwfix or Ronseal High Performance Wood Filler White 550g - Screwfix To fill the gaps If you have access to a pillar drill and some thin [1 or 2mm thick will do] Mild steel, make a couple of mending plates. on for each side to even up.
  17. Similar to our requirements, except we had a gas monitoring [CO2] instead of Ground Water Monitoring. A shy over £3k inc Vat in the Summer of '19.

    Hello

    Have you informed your a) mortgage provider and b) buildings Insurance provider. There will have been tick boxes for method of construction. Best to sort out now, rather than in the unfortunate event of a claim.
  19. Single Lintel every time. We had a similar one, 300mm wide block pillar brickie's hated it, potentially unstable until the lintels go on, and the adjoining stud wall.
  20. Just one observation, on the drawings, you have 2x "Bedroom 2" s - even though they are on different floors, this may will cause confusion in the build / fit out.

  22. can you measure the top opening - this will give an indication of "size". Also is the bit against the soffit straight or ogeed ?
  23. We bought pretreated, one our better decisions. Still have to oil some of the edges where chippy had to plane, but we have waited 3 years so they can wait some more time.
