  6. I think the answer is no, IMO it was unwise to not leave an access panel, what if a tap needs replacing?
  7. It all needs balancing, from cold the ones that heat up first should be restricted to allow the others to catch up, this is done on the valve on the other end of the radiator to the TRV.

  16. +1, and you can use the container next to the caravan to shield it from the worst wind direction, jack up the caravan on blocks so it does not rock and chain it down.

  20. Welcome, interesting that you, as an architect, say this. I suffered the same but as a builder!!,!, but got all my work on reputation and recommendation. You have a head start as an architect now you need a plot and a good builder. Lots of really good advice here from people that have done the same 👍
  21. But, there is no “attention to detail” box for an EPC, I would be more interested in “cost to run over a 12 month period” (difficult for a new build) which would be much more accurate. My recent sale of my passive “esk” build took no account of the fact it was a self build which we all know means we care about how it’s built.
  22. Yes, a previous house I had was rated wrong and I found out who (internet search) the assessor was, described what he got wrong and he altered the EPC accordingly. It might be better to talk to an assessor about how a previous one was wrong and can he/she do another that’s correct, you will get a “feel” for their answer when you talk to them.

With my planning committee meeting my then wife spoke (as it was her plot left her by her father) and concentrated on the family history in the area (in hindsight a wrong tactic) however the neighbour from hell then spoke and trotted out numerous lies, councillors then trotted out inaccuracies in our application and we were not allowed to challenge any of this. The councillor that supported us would not look me in the eye and voted against us……with all the others. However I won at appeal so 🖕, yes I agree, but not the end of the world and I found going to appeal easier than applying for planning (I did my own).
