  2. yes, just read that, my bad (as they say). So @Paris22 looks like you need to tell your neighbour you’re building two story (even if you’re not!!!. ) it would save half the foundations being dug/poured, just depends if It suite you’re needs/house, where is you’re drawing?.
  3. I was under the impression that permitted development recently extended the 3m rule to 6 m....this from a planning consultancy firm. If you’re planning on building a single storey rear extension under your permitted development rights, you can now take advantage of a doubled size allowance under the Larger Home Extension Scheme. This includes extensions up to 8 metres (from 4 metres) for a detached house, and 6 metres (from 3 metres) for all other houses.
  4. @Reiver if your unlucky with your council BC what about going private (you don’t have to use council BC).Look for one that embraces modern tech, get googling fir your area.

  6. sometimes, my BC for my build was brilliant but I have come across “boys” in the past and had a fight on my hands (not as bad as planners tho ?). @Jeremy Harris had a timber framed garage as I remember and had no issues.

You have been rejected because you applied for planning permission. i have had quite a few fights with planners when a builder and won every time because I did my homework first. Crack on ?. also found this on a planning law site. ..Right to light is also an easement and is a civil infringement and has nothing to do with the council. Councils perform daylight assessments which is something totally different to the right to light and daylight assessments can only come into play if planning permission is required. As this build is under PD rights forget about why planning was refused as it has no bearing on your right to light. ?
  8. Welcome, I got a ground bearing slab designed by an S.E. for my garage and it would have held up a block of flats, I went with strip foundations (which were much cheaper and could do them myself). You could still then insulate under the slab within the garage.
  9. Does this not cover your needs? If you are planning and designing a single storey extension, this means it can be up to 6m from the original rear wall of an attached house (or 8m on a detached property) and up to 4m in height. If your extension is to be within 2m of your property's boundary, the eaves height is limited to 3m.

  13. I think potentially PCM is a good technology (perhaps like @scottishjohn says in large scale) but it appears the controls are what let’s it down, I remember @Jeremy Harris playing with his and passing his findings back to sunamp to make it work better!!!,
  14. I believe the PV heats to higher temps via immersions not driving the heat pump? yes.which is why @ProDave and myself have larger DHW tanks as we only heat up to 48’ using the heat pump.
  15. I still say crack on, worth the risk (IMO). I am supposed to re In state the fence between my field and house but it’s last on my “to do list” (if you know what I mean!).

  17. if you think their view is wrong don’t be afraid to challenge it. With ours the planners also told us half the garden was agricultural and when I challenged them and asked how they knew this she said she looked on google Earth, well, I laughed out loud at her and explained there was no fence, hedge, ditch or any other type of barrier where they said it changed and I could get signed letters from more than one member of my wife's family to say it had been garden in excess of 30 years, she sheepishly conceded. (and you wonder why I don’t trust planners!!!!!). p.s a simple plan of your plot may be helpful. p.p.s. Do the paddocks have their own gate to a road fir tractor access?
  18. My front door (and frame) was made by the same joiners that made all my windows and bifolds, all in oak, I do have a closed porch to act as an airlock and it faces North. It fits tightly with multi point locking and is a very good fit.i would disagree that a GOOD joiner could not make a door like mine (it’s also foam cored).
  19. Ha, this was part of my planning fight!. Half our plot is field and half residential my wife (before we met back In 2011) applied for planning permission to put a new entrance into the field next to the residential so she could use it for both, when it was finished the council said she could not use it for the house so had to re instate the fence between field and house (if I was about then I would have fought it). When we applied for planning to replace the bungalow with a cottage part of our application was to use this new entrance for both field and house pointing out it had a proper splay and decent visibility on a straight road. The old entrance had tall hedges and no visibility near a bend. The council denied we had planning permission for the new entrance but we had council papers confirming it was granted, they then said there was no visibility and we didn’t own land either side to create a splay, yes we did but didn’t need to as it existed. It took me a year of persistent calling highways to get someone out to view the situation, when they eventually came they agreed visibility was good at the new entrance, old entrance was dangerous BUT they were not allowed to say this to the planners they could only say they did not object (jobs worth or what). Eventually when I went to appeal the officer agreed 100% with all my proposals (I won’t go into all the other things the planners fought over) and informed our local planners they were not abiding by their own policies. So don’t be afraid to fight the council planners which ever way you go, I don’t have a very high opinion of any of them.
  20. When we had our test I went round with jos sticks and a gun of caulk as the smoke trail was good at identifying leaks. What if you de pressurised the house with a home made fan from a car to test yourself rather than the cost of the test in case you have more leaks.
  21. My builder used Spanish slate and it looks very in keeping with other roofs round here and a nice solid grey colour, no idea of price as it was within my package.
  22. I know that @Jeremy Harris had heat loss problems with his DHW tank which led him to replace with a Sunamp but in all honesty our airing cupboard is very nearly the same temp as the house. (Well insulated as bought with more insulation added) I know we are in a heatwave at the mo but most of the year the house needs a Little heat so I don’t consider the “waste” heat much of a problem.

It’s all the above points that make me feel glad I did not have a sunamp but a proven if basic DHW tank, as an aside I had two thermostatic pockets fitted to my tank, half way and bottom so I could choose to heat half of the tank (just us two at home) or whole tank (family and visitors ). I also have two immersions for the same reason as a backup if the ASHP Fails/needs a service. Belt and braces but it works (and I understand it!). In two years we have never run out of hot water. (Even when I forgot to switch to lower stat when having visitors!).
  24. I also store at a low temp with a 360litre DHW tank heated by a 4kW ASHP. I did buy an Eltron heater as a back up but never fitted it (still in the loft I think). During my build the Sunamp was very new and I wanted something I understood ( I am a Luddite) and some were having problems at that time setting the Sunamps up. There are only two of us here but even with a house full of visitors we have never run out of hot water. We don’t have PV or gas someone on this forum plumbed an Eltron into his hot water system and did not find the flow rate through the 15mm connection a problem.
