It may be that the ASHP is off but the circulation pump still runs for a while till temp even out (like an electric fan on a car after a long run).

@cookolaar, it’s only a garden room, why not use tyres rammed with pea gravel like the straw bale build thread, a lot cheaper and no concrete. Search the internet fir garden room suppliers and see if you can copy their spec, plenty here that can help with building regs, not that difficult fir such a small project.

I am not conversant with your controller (mine was a nightmare and I still don’t understand it, but it works!). Is your hot water hot enough? Do you know what temp the DHW is set too? Is the DHW tank hot most of the way down?. Just in case you don’t know this, an ASHP delivers warm water slowly unlike a gas or oil boiler so it will take much longer to heat your DHW tank.

I may be thick but I don’t understand this, the compressor is part of the ASHP and when heat is called for it starts running. At other times it should not run. If the ASHP is running something is calling fir heat, DHW or radiators/UFH. If the hot water tank is full of hot water and your stat is below room temp it should not be running! When it’s running can you tell if it’s heating DHW or heating? (Hand on pipes to tell which is warm/hot?.

My son and I manhandled my trusses (garage roof so not high) as they are lighter than they look (and I am also the wrong side of 60?. ) A Farmer with a manitou would be my Suggestion, no insurance, cash in hand, they are used to them so no pressure on you.

if you continue to grow fruit and veg I am sure you are ok as it used to be a market garden. My wife’s late father used to grow spuds in our field. We were told the fence between the two (garden/field) would need to be re instated (removed to help with the build). -

is the paddock deemed “agricutural” like ours is, planners said “don’t think you can make that a garden, requires planning fir change of use”. -
Can you not ring the planner and get a feel for what they require (their not all bad, I think/hope!) you could always extend it after it’s finished and see if anyone notices ?.

Depends how big the balcony is?, could you not call it “a landing” which would be required fir a staircase anyway (oops cross posted with @AlanUK).

didn’t know that, not a lot of point using the “Nile” then with the complications it will involve (apart from garden watering/pond etc i suppose?). Question, does the “Nile” supply the quarry pond or is that another source?

Yes I agree, but the salient point I believe is. “'Our solicitor informed us they had dealt with the sale of two of the adjoining plots at the top of our estate that had been converted into extended gardens and that as our change of land use was the same then planning permission should not be required.' I would be suing the solicitor!!! (I hope they got it in writing) ?

I think it all boils down to whether you will end up with what you want under permitted development or it’s a compromise too far. -
yes, Osmo sell a “wood reviver” product but it’s main ingredient is oxalic acid.

I disagree, a steel bar 1 1/2” x 1/4 -3/8” is not like a bit of rope, yes it may give a little under extreme compression but a lot more than wind load on a chimney that would probably survive even without a brace. with regards solar panels they must be “fit for purpose” so the wind load calcs must have been done, different if you just did a DIY job.

fair point. From my little knowledge of permitted development I think you will be ok with you’re proposal but someone with more knowledge than me will be along shortly. You are not the first to find conflicting regs regarding planning or building regulations . -

As someone just over the border in Devon (and had planning problems) Cornwall have a reputation fir being easy to get planning permission (relatively). -
I love my Oak conservatory but externally some black stains are appearing, particularly the cills. It was treated with three coats of Osmo UV protection oil. Some reading tells me it can be treated with oxalic acid but is mostly for treating oak with iron stains. Is this the best treatment to be followed by more Osmo UV protection oil?
