The consensus over the years on this forum is that legionnaires occurrence in domestic circumstances are almost zero So many of us only heat to about 45-48’. I would set as low as possible and slowly increase it if it’s needed. The lower the tank temp the lower the standing losses.

i second that, we have a high water table, almost ground level in winter. We created a French drain around the outside (by back filling the foundation trench outside the blocks with 50mm stone) and a pipe to a ditch, it’s worked very well and no sign of ground water near the house. Did the same with our detached garage.

What! With all those trees you cut down???? .What are you going to do when you have finished the house, you will be bored, keep fit and busy chopping logs ???? (just joking, I have a log stove and love it, enough wood from our small plot to last years in the few months it’s needed (wanted). -

quite a few (including me) fitted our own ASHP, not that difficult. -
Parge coat on blockwork, solid render then plaster coat (no dot and dab). End wraps on timbers within internal walls and plastered onto. Silicone on cables brought into electrical back boxes.

Interestingly enough that I read recently that the revenue we get from WTO rules from other countries we give to the EU minus a 20% handling fee.

that said, building traditional (brick and block I guess) can be passive. We built brick and block and although not certified as passive with the addition of PV and a few minor changes it could well be.“ Fabric first” is the mantra, loads of insulation, attention to small details (that the major house builders mostly fall down on) orientation etc. Not sure what I would do differently if I did it again (unlikely due to age and health issues) apart from a few very minor bits. I really enjoy living in my “cottage” that costs very little to run.

I discounted PV from the start due to lack of FIT but that looks cheap (compared to a few years ago!).

Gosh, lots to work out for you, but making progress is good. Planning is always good and leads to a better result, keep it up and looking forward to ongoing progress reports.

I just put one of these on the gate to keep my BI happy, also to stop my stroppy neighbour fir having a go at me. @christianbeccy as you say, just have a chat and find their point of view, if they get arssy then decide if you want a fight, they might be perfectly ok about it and you may get the other price of land, nothing to loose having a friendly chat. -

Welcome to THE forum, think of all the VAT you can claim back with a new build!. I have been renovating fir years but my recent new build was so nice not having to patch old stuff, bring on the questions.

I’m not in Scotland but I have no heating upstairs (apart from towel rads in bathrooms) and it was not questioned. I followed passive fundamentals but not qualified or certificated.

A friend of mine bought an estate house with similar fencing back from ownership of land, he was told he could move the fence and heard on the grapevine the builders do it to make the estate look better (wider roads and verges).
