  1. I do remember something like this a few years ago, giving local gov more power locally regarding planning rather than central gov dictation. Down here people don’t want new builds but complain there is not enough housing. Go figure.

  3. When you say “waste water” does that include rain water?. Yes mound fields for treatment plants do work if a bit expensive so I have heard.

  5. I too got my banding down, day before going to “court” council rang me to ask why, I explained and they agreed. Chap confirmed the council didn’t have the time or staff to fight these cases ?

  7. Same here, removed from register on day of demolition, later paid council tax on caravan at band a. Yes Council deeemed house finished before we moved in and banded it but got caravan tax cancelled as we had “moved in”.
  8. +1 fir manifolds but not necessarily isolators on every one (except where partial completion requires it). I isolate the feed pipes into the manifolds (one hot and one cold) this will suffice for mending taps etc. I also ran hot to basins in 10mm which speeds up hot water getting there a lot and gives more than sufficient volume.
  9. Yes, silly prices, I made my own from hep20 and think all these isolators are not required as I fitted two main isolators to the feed pipes into the manifolds. How often do you need to isolate one “devise”.?
  10. With mine (brick and block) I ran the armaflex right through the wall and sealed it both sides with non setting flexible sealant to the bricks outside and plaster Inside, used a core drill with extension fir the hole.

Ebay 60+ Years sort of (now I rebuilt the engine with new rings/oil etc main problem is it does not “dump”, manual start, manual tip but if the load is wet at all (and ours is clay) it sticks to the bucket and needs digging out by hand ?, I use it as a large wheelbarrow mainly now we have finished digging.
  13. So your slab is already in?. That only gives you 100mm insulation if you had 50mm screed with pipes in!!!.

  15. I still don’t see why Building Control can’t issue a certificate of some sort, they are the ones that inspect the build at various stages to make sure it meets regs and is done correctly, surely they could make some money doing this?.

  18. Zoot, I would not leave a gap, it will get full of fluff flies and anything else and you won’t be able to clean it out. It might be easier to fix “roof” to the skirting before the skirting is fixed. Do me a quick sketch of what you propose. what picture, I am not on any other “diy” forum?
  19. This from gov.uk about party walls You must tell your neighbours if you want to carry out any building work near or on your shared property boundary, or ‘party wall’, in England and Wales. Party walls stand on the land of 2 or more owners and either: form part of a building don’t form part of a building, such as a garden wall (not wooden fences) so my interpretation is wooden fences are not included in the need to seek a party wall agreement. Might be worth running this past your BC just to make sure.

  23. Mine is 30’ and we get some real gales down here being near the Atlantic and it ain’t budged , I think your over thinking this ?.
  24. Although I don’t plan to sell unless I have too I took out nothing, some experience of NHBC says it’s not worth the paper it’s written on plus you can take out indemnity insurance when you sell for less than the cost of a “ticket” (which is what I will do If I have to sell!).
