Bit late to this debate but interesting reading, the discovery of cracks under the render do shine a different light on the situation, however, I do think “presuming” the corbels are all the same by the SE was “not good practice “ on his part, personally (and I am not an SE) I would have trial dug at multiple locations!!!
  5. Insulation, insulation, insulation, then airtightness. It’s all down to detail (which many builders don’t get yet). There is some bad press about ASHP but only when it’s not designed or installed properly. We have a small ASHP and it works well (and I installed it myself). Yes, we have a woodstove and love it, but many say a wood stove will over heat a passive house, we rarely light it as the house is a constant 21’ but lovely when we do. Our heating is only used about 3 months a year.

  9. It’s quite normal to get at least 3 quotes. There is competition out there and it’s good to hear from various people about your project. When I was a builder, after giving the quote I would say there was x jobs in front of theirs and would be about y weeks but I promised to ring to give a date when half way through the job before theirs and promised I would not put more work in front of theirs in the queue.
  10. I remember @Jeremy Harris doing all the passive house calculations but his heating load was way smaller than calculated and his cooling load way higher, it was down to local climate, he lived in a south facing valley which is not factored into any calculations.
  11. Builder A sounds dodgy to me, whatever your work load you don’t ignore customers, tell him as he ignored your calls you found someone else. Gut feeling about people is important in my opinion.

Yes mine is very similar , everyone said my conservatory would overheat (south facing) but in the shoulder months I open the bifolds into it and it heats the house, in mid summer they stay shut to keep excess heat out. I did buy a roll of greenhouse shading to hang in it to stop plants (and me) from burning ?.
  13. The good news about insulation is it works both ways, keeps heat in and keeps it out . Problems only occur when excess glass is used in the build. (Or people go opening windows in hot weather and let’s the heat in ?‍♂️).

  15. I think opposing swept joints are ok if you have enough distance from toilet to it, and I think you have.

  17. If you’re worried about settlement just bung some steel mesh in your slab, won’t go anywhere!!
  18. I guess the answer is price the materials, then get a quote from a fencing company and decide if the price is better than the hassle!.

  20. they will take forever, pester them like mad, only way to get them to respond IMO. But as @epsilonGreedy says, negotiate youre line at the same time (if you want one).
  21. As far as I can remember “oversailing” does not require a wayleave, just warn openreach that it will be damaged if it’s not moved (yes don’t upset a “good” neighbour, you want him to stay that way).
  22. I would be tempted to tell them you have machinery on site and it WILL be damaged unless they move it, might put a bomb under their ass!
