  2. They should know what they are doing, however you have to establish if it’s a supporting wall (holding up floors above and/or walls above) if so then steels are needed, plenty here know what’s required if you need help.
  3. Only if you want to loose all that £60k and have no value added. +1, architects (generally) design houses not the renovation stuff your talking about. Loads of knowledgable people here who will help with all that stuff (for free 🤷‍♂️).
  4. I would recommend “stair box”, who designed and supplied ours (above) in kit form and they know all the regs.
  5. Namely the VAT, iF a builder does it no VAT, if you do it 25% VAT (note, this is what I remember but check). I know one family who took a lot of their UK purchased stuff over to fit in their France property.

  7. As France has very different rules on planning and building control are you aware of what is required to make those alterations. A friend who moved to France found that as long as the local Mayor was happy it was allowed.
  8. Good for you, not easy to do, perhaps let us know where you are, I can recommend a fantastic builder but he is booked for at least a year.

  10. Going back a bit a previous poster here (Jeremy) designed his own adaptive, weather compensating heating control system but after a bit he just used a room stat (like I do) and it worked ok.
  11. However, I planned a 3 bed “cottage” to replace a chalet type bungalow and was refused 4 applications, but went to appeal and won hands down on what I wanted originally. Yes you really need to know what would be allowed but don’t give in if refused. Be careful with pre planning advise as ours was “yes” but still refused on application. I can only advise plan what you want, submit and see what they say and what compromises they require and consider what you are prepared to concede. I found going to appeal easier than applying for planning (and I did it myself). Keep us informed. On build type I went brick and block over timber frame but this can be decided after you know what you will be allowed to build.

When I lived on a small holding we heard of farms having chickens and ducks taken (just before Christmas) so I rigged a game keepers trap (a shotgun cartridge filled with magnesium linked to a tripwire. It worked, but, it was early one morning I heard it go off to look out the window to see my wife with her hands over her ears stumbling around the yard. I had to remove it 🙄

  16. If you care to come visit you will see them. Then again I saw them installed so I am not worried. However, with check reveals I had the windows made with additional timber above Which sits behind the brick arch and not needing to be cut in an arch shape!
  17. Exactly what I said. Correct, see above No, see above. See above, Wrong, a new build uses gallons of water, plaster, concrete etc, as had been said before, any new build needs to dry out and this can take a year (and longer if connected to an old damp stone cottage) and this drying out takes HEAT. Well of you don’t like the answers, from many here with considerable knowledge of the building industry, then why do you keep asking. If you think your builder knows better then ask him (mind, you did nothing but slate him off over his 300mm mistake).
  18. With my planning fight I wanted to start the garage workshop under permitted development (a house existed on the site) and I found that any demolition on site counted as “starting” ( I still had to fight that tho) so make sure anything you do is documented.

  20. I think that says it all really, if it were higher then “overlooking” may be a problem, methinks your neighbour is a nosy b@stard with nothing better to do! Who is waiting on who? Are the planners waiting to hear from you or are you waiting for the planners to contact/enforce with you?

  24. Well no, although an air pump it actually (somehow) pumps water (sludge) from the bottom of the tank to the top and periodically pumps the crust of the settlement tank back onto the rest (note to self:- find out how an air pump can pump water!,!).
