  1. Thanks all I’m confident there’s no leaks, so I will let a chunk of pressure off, the pipes in front of the patio door will be picking up some heat so will let it vent a bit.
  2. I filled it and tested it all at 4 barr today it was showing 10 so I cracked a valve open to drop a bit off.
  3. No expansion vessels fitted, air bleed valve on top rail, but that’s it.
  4. Afternoon. Ufh pipes all in system bled, sitting under pressure while I wait for the screed to go down next week, why does my pressure gauge indicator show pressure increases. Is it something to do with atmospheric pressure and stuff. How high is dodgy, I was getting concerned so cracked a tap open to release some pressure. What ya reckon.

You generally use metal web joists when you need to run lots of services, they are normally dearer than I joists, and a lot dearer than solid timber, if it’s for a roof you probably won’t have a lot of services. Also how are you insulating it, warm roof no problem all on top, hybrid- cold roof they are a pain to insulate because of the metal strutting.
  7. Can you get something put in the contract that any costs of moving drainage would be reduced from the asking price. Tbh I think you hold the cards, if they have had 2 aborted sales they will be very twitchy and open to negotiation. Is it at market value or has it been discounted. I have a mate that got a plot reduced by £100,000 as services to the site would be £60,000 plus. It was still worth buying but at the right price. Anything can be moved but who pays for it.
  8. I would not complete unless you are 100% happy, you need to do more checks and get some more tracing done. Even if it means spending 1-2 grand. I know of a plot that was purchased 3 years ago and cannot be built on, that’s a £150,000 cock up. If the sale has fallen through before the sellers will be very nervous that this goes through. Tell your solicitor to halt proceedings until you do more checks. If it’s a sewer it could cost you lots to move it many thousands. If it’s a land drain it will still cost a couple of grand to move to the edge of the plot. How much in price has this plot dropped in price price since it’s last sale, I would want to see it dropping drastically to make up for the agro. I know a chap that has a plot that he picked up very very cheaply, when I viewed it I tol him it was a good job it was cheap as he had £100,000 worth of agro coming. I think he knows that and the price reflected that.
  9. Has there been any extensions done locally to you ? Go and ask what they did. Have a drive around and chat to a local builder doing similar, get a feel for what is generally done around your way. I spoke with 3 local developments and knew I was going to have to pile mine without getting a survey.
  10. What’s the problem just fit the door and alarm, simple job done move on, if it’s a shit door swap it for a nice one afterwards. I think I will have non complying stairs and I know I have a fire escape window that is too high from the floor. My BC Just said build a step in front of the window, he knows full well I will pull it out as soon as he signs it off.

  12. Have you considered just chucking in a woodburner on that brick wall, how many months of the year is it uncomfortable in there.
  13. Tbh I don’t think you stand much chance of sliding in anything, the first obstacle and the acoustic roll will bunch up and stop.
  14. I have to take 3 bins 300m down our drive, I intend making a small trailer that the bins will live on that can be towed by the ride on mower.

  18. I would spend a while and look at how you can improve the road junction, spending £5000 now will help you all the way through your build. If you think a concrete pump is £600 a time, spending it on road improvement could be money well spent.
  19. Now you have planning, have you had it re valued ? unless you are in love with it you might be better off selling it.
  20. Can you put the round top on that normally takes a down spout.
  21. So are you saying these are for gas and oil systems, with air just let it drip. Sort of makes sense, should be no impurity’s from air source heat pump.
  22. You can get a version that has limestone chippings in side it and lots of holes around the outside so it just soaks into the soil. I couldn’t find a pic of that one.
  23. 200-300mm what has it got to do with the builder, it’s down to the structural engineer to design a raft foundation, and then you to say what you would like to achieve, then you jiggle the ideas around and come up with a plan, most builders haven’t a clue about new technologies, he would be the last person to talk to unless he is used to doing insulated raft foundations.
