  1. Yes, you need to watch the install like a hawk and I suspect that only those like Declan know this. I was fairly vigilant but with 8 sub contract bricklayers who changed each day it was impossible to even get the boards fitted the right way up most of the time and if they were called on it they were incredulous.
  2. After you get your valuation, if you think there is even the smallest likelihood that you could be considered for a lower band, appeal and give evidence of any nearby / similar-ish properties which have a lower band. They will often move it down without too much question.
  3. How about 100mm rendered block, 100mm cavity with Celotex CF5000, 100mm block or lightweight block? This is good for flood resilience and not bad for SAP calcs.
  4. If you are outside a conservation area and the elevation is not overlooked I would save the money as the changes are trivial.
  5. The back wall could be concrete, blockwork, ICF or steel. You need an engineer to design this. You need to carefully consider waterproofing and insulation, as well as structure. Discuss your proposals early on with your warranty provider.

  10. Another developer I know bought a pub, got consent to convert to flats, also had a house plot next to it. Made loads. Bought another pub. Planning refused and now is trying to make it work as serviced rooms on upper floors, storage on ground floor. May have to take his medicine on that one. Pub to resi is far from a given now.

  13. Ipe is very durable, but heavy and expensive mostly used for decking. Also a fair bit of rainforest destruction occurs as they end up clearing a large swathe of trees to drag out the odd Ipe. Western Red Cedar is lightweight, duarable and medium cost. Siberian Larch is durable at lower cost. Lots of the stuff used for marine projects is not so suitable for cladding, as the desired properties are different (resistance to marine based borers, impact, appearance etc)

  15. A really good call doing it all in natural slate. Looks great. What did you use for the verges?
  16. If you have a fair few holes, use a mini excavator with an auger attachment. A friend who does fencing uses this on bigger jobs. Quick and safe one man sweat free operation.
  17. I have used the adjustable feet on a roof terrace with 600 x 600 x 20 porcelain. Look fantastic.
  18. I have done a CEMP. It had to cover land contamination, transport plan to an from site, control of dust and pollutants and lots of other stuff. Some common sense. Some things you otherwise may not think about but make sense and some things that are a bit of a waste of time. Overall an OK exercise but I think it would be better as a form filler, rather than an expensive start from scratch that will just get farmed out to others to produce and not read by those on site.
  19. Good review from JSH. A proper high pressure sprayer can be a great time saver if you have a large area to cover, you spend on prep and you don't need to touch n any bits (they will never match).
  20. I built a 10 x 12 one and I nearly lost the will to live. If I ever got another I will happily pay you for your "whole day", as it took me over two days to assemble.
  21. Perhaps ask them over to look at their house from inside your front door and explain that your security records same and better to draw curtains etc now that there is no privacy from planting.
  22. On Friday night 2 youths got into our site and made off with... 3 used pallets!!! They could have popped in anytime during working hours and we would have happily helped them loading. They used a shopping trolley to effect the getaway. It was 10:40 and they looked fairly drunk, but managed to scale the Heras which was a fair achievement.
  23. While the 2 ovens at waist height sounds good I am not a fan of just a bank of tall units. Unless there is some worktop adjacent to put stuff down on they don't work for me. Also, range cooker is more space efficient.
  24. I have built a Yardmaster steel shed (several hundred components and took an age to erect) and a Keter. Keter was far lighter and easier to erect. We had a missing part but phoned and they sent it promptly. Note they get quite a slagging for service online, but I was happy.
  25. My brother has a Lacanche. The control knobs get v. hot and the oven can be fierce, but it will outlast most marriages (as it did his).
