First fix joinery Studs casing’s windowboards etc Plumber Electrician Lease with Heat pump company if your having one MVR also Then pre plaster inspection Then dry liners Mist coat of paint Plumber electrician back Tilers and second fix joiner back Doors arcs and Kitchen Good to go -

In normal times so called professional estimators can be miles out I’m not sure why you would need a QS for a refurb But your local Builders merchants will offer this service for a small fee -

I use an angle grinder with a turbo blade on most things Ive a couple of Robi zero dust cutters Which are handy if your in an enclosed area and several floors up But a bit big for moving around

Get your floor coverings down and skirting boards on There's no real rush for a test -
You would be better using 6 mil plasterboard for a base for plaster J board isn’t suitable for plaster If your tiling You can tile directly on to ply with a flexi adhesive

To be fair If water gets past the tiles and waterproof tile adhesive ,you’re pretty much stuffed

If they are being tiled I would just tape the joints If not you can skim over them like any other wallboard

Just looking at our previous build We moved in on the 17th of December BC signed off on the 10 of May Vat claim went in on the 12th of June Local Authority BC I can’t remember timescale ever being an issue Though private BC are nearly always more expensive and seem to work to there own rules -
I definitely wouldn’t go for a s##t in there 😁
