At the worst you could apply to convert your “Gym” into an office John M hit The nail on the head Your first route would be to look at the fabric of the room Is it more like a habitable room than a garage Heating plaster etc -

As Dave says it may be regional how each LA enforce it But in Lancashire If the discharge isn’t clean water The tank has to go Point of sale seems to be the only practical way of enforcing this Personally I would buy a house with a shared septic tank or treatment plant Our first build had a tank that needed relocating Our solicitor was horrified when I suggested installing a large TP between us both I installed a TP for us and a new septic tank for them Which will have to be replaced if they ever move house

Very expensive without the grant We would of had 5.7 k for gas connection Which more than covers the rest of the cost after the grant

The government have announced that more money will be allocated to HPs Im quite happy with the £7500 grant towards an 11KW HP Which makes cheaper than fitting a gas boiler But could this go further Back in 2008 just as the recession hit I worked on a site of 120 homes All had HPs With a grant of £3500 per property Which covered the cost So the builder wasn’t out of pocket

Your a bit naive if you are blaming the heating industry

I posted on here about two years ago that the 2025 deadline wouldn’t happen My point at the time was why are so many new gas mains being laid if everyone is going to switch to HPs It was common knowledge within the heating industry Most said that boilers would be gas hydrogen 80-20 So basically still gas We are going on to a HP on our next build No gas available so it was an easy decision The irony is The electricity that it uses will be generated by fossil fuel Or even worse nuclear I agree the government needs to get there heads out of the sand and not make promises that they can’t keep Let’s see if labour does any better 2050 ?

Heat pumps will probably never be compulsory in new builds It was 2025 but the government has just extended that to 2035 My guess is that gas boilers will be with us for many years to come

In your case dot and dab would be better than hardwall Insulated boards would be better than standard wall boards (pink backed) -
Just to add Firmacell do there own taping compound Gypsum taping compound is fine on there boards

You can tape and joint Firmacell I prefer Habito simalar priced

Get a quote and let them take the guess work out of it we had three quotes All seem to use the same software

You get hardly any movement on a flow screed I screeded the one pictured myself with 35 tons of readymix But still have movement cracks As a tiling business flo screed is a god send Hardy any prep work and a week drying time prior to tiles

As others have already said 100 mil isn’t much But you have what you have If you are laying ceramic tiles You will need at least the thickness of the tiles that your laying 12 mil is normal
