It’s quite normal to see roof restraints screwed to the underside of the truss and plugged to the loft wall Rather than hooked into the cavity When I pointed this out to a Building inspector that was try to tell me that I’d used the wrong generic insulation He simply replied “What do you want me to do? Tell them to take the roof off “ -

It would be unusual for them to arrive with a thermal image camera and start climbing around in the loft Most home sign offs are a quick walk round and a checklist of certs gas elec sap etc -

The problem you have with insulating houses is more often than not it’s not in when BC do there pre plaster So a ceiling is insulated and boarded ten minutes later -
Yes you can Any of the concrete coursing blocks are fine Most are 7N

they don’t so much check electrics It more holes bashed through I’ve four sites that I’m doing the dry lining on and BC won’t let us load them up before they have been inspected They regularly fail them on sealing up wall restraints membranes and insulation Fire stops is another that is often pulled Once they are boarded out Most inspections are pretty pointless

Slightly off topic I e been suprised by the amount of care LABC Warranty have taken Half the price of Protec 7 visits Looked at everything Our previous made 3 visisits Inspected the foundations from his car Roof from the ground Ten minutes in out kitchen for the final inspection

Mainly plumbing electrical everything in fans ducting insulation and everything is sealed up To late one e I’ve done the boarding and plastering

Had pre plaster inspection done today So can push on with the boarding 350 boards arriving Wednesday So early night on Tuesday 😁

Yes Your builder will argue that they have followed the drawing Who ever did the drawing should include trays lead work etc If your builder hasn’t put weeps in Its unlikely he’s put the trays in Get him back to put them in -

Whilst trays and vents should be shown on the drawing Brickies should No that they need to go in Weeps also I’m amazed BC haven’t picked this up on one of there site inspections -
This is the last one that I did We had to run a drain around the outer edge and fit a pump But not always It’s probably worth getting a specialist survey to see if tanking will hold the damp back Or simply allow the water to collect behind the membrane There is the issue of certification to save problems further down the line Forever homes are rarely that Good luck

Get a quote from Howdens Then take it next door to Benchmark and they will usually beat it

Flashing for Large Rooflight in Pitched roof

The roof lights normally have a flashing kit that can be bought separately -
I fit a lot of these as part of my business They have sent you plaster cornice Not really a diy job Normally in 3 mtr lengths and quite heavy Gyprok would be easier

I wasn’t referring to me There paying the plot seller to guide them through there self build They should trust him Or perhaps someone from my builder 😁

exactly There paying the plot seller to hand hold but ignoring his advise He’s probably forgotten more about building than I know Some people are beyond helping

A friend has four self build plots and has sold them with the promise of supplying trades with a small management fee To cut a long story short He brought a dry lining company in Quite expensive and tatty job As a favor I’ll pick up the last three I’m just done the bill of quantities For them Each house is a reasonable size 360 m mostly block over two floors Each with three vaulted ceilings He asked me to keep to try and keep labour and materials under 10k Hes got back to me today saying one has snapped his hand off The other two are going to look on check a trade All three want to be in for Christmas So not much time We will do one next week and the other two will have to wait If check a trade don’t work out 😀

It’s amazing what a difference in finish and quality between homes I work on quite a few sites throughout the NW The very best homes are still for the rented market (Housing associations) Every detail is checked and photographed They still have the old fashioned Clark of Works Sometimes three Totally independent of each other One I’m doing at the moment had the joiners remove all screws from wall straps As they had used 30 mil screws instead of 50s shown on the bill of quantities Ive not come off unscathed Plasboard screws no closer than 10 to the edge No further than 20 mans the lengths taken to make sure airtightness is achieved Can be trying Im starting to tile the GF of a house that’s up for 1.4 million The floor hasn’t been heated yet The traditional screed has been down for three weeks You can’t reason with them Everything is driven by sales
