  1. None of ours is laminated Bifolds French doors windows are all toughened
  2. Salt caused by damp Spray with a salt inhibitor before treating the cause
  3. As previously stated 2100 is a standard height to run inline with door heads But with such a low ceiling height 1950 may be more practical and look better
  4. I was at the NEC build show and was accosted by the chap that’s always there selling these things I politely said no thanks in any case there not allowed on building sites He got very upset and told me that someone had been having me on It’s years since I’ve seen a ladder on site Other than fixed to a scaffold Theres a reason for this One or two sites are even objecting to stilts that are over a mtre
  5. On off I can’t believe it you've killed all the little shit eaters ?
  6. Also worth rendering No bleach in the treatment plant
  7. This pops up on a regular basis Those that have diggers find them invaluable But with diggers there’s no one size fits all 3.5 is your most versatile Personally I think hire is the best option Certainly in your case £50 is a great price
  8. I’ve been working on a house in the lake district 16000 sq foot 75 k on the kitchen Scimatic There is a snooker room with a will equipped small kitchen that will probably get most of the use There is only him and his wife who will only use it at weekends How the other half live
  9. An estate agent friend told me That people who are buying the high end properties are replacing the kitchen no matter how new it is if they don’t like the style or colour
  10. I was watching the £1 house series and one couple had paid about £1500 For an eBay kitchen Looked really good value with an expensive extractor thrown in Some of the ones I’ve seen on the second hand kitchen company Are perhaps a year or so old and a fraction of the original cost If you can find one you like you could make a large saving
  11. There’s a few things I’d do differently But one sticks out We had much debate about where to site a top of the range Neff dishwasher Six months on its never been used
  12. Something that we take for granted around here A friend of our has converted and extended a cottage on the Welsh borders He said his biggest challenge Was the forty mile round trip to the BM Collect his timber and realise he’d needed a box of screws He previously lived in Wolverhampton So a real shock to the system
  13. I’ve a 7 mtr x 5 she’d Ive put it on concrete block and sleepers If that doesn’t work it won’t really mater As our house would be under water
  14. I think most on here would agree that a Structural warrantee is not good value They are unlikely to pay out More likely to tell you to Pursue your builder BUT Like you I’ve no way of knowing if I will sell in the next ten years Architects cert are not recognised by some of the main lenders HSBC being one We purchased a S W He made three visits Didn’t get out of the car on the first Inspected the room from the ground on the second Final inspection took 10 mins £2400 Though we have just finalised our cil agreement and a SW was required as proof of self build I have a friend who has purchased a SW retrospectively in order to satisfy purchasers mortgage conditions and he payed a little over 3k Many on here will refer to there build as a forever home But you never know what is around the corner Personally the next build we do which could be pretty soon I won’t bother with a SW I could always get one later should I need it
  15. Perhaps I should of re phrased it 22 mill of chipboard on 100 mill of insulation will feel pretty warm under foot Screed on insulation is pretty standard and ok also Especially for tiling
  16. Perhaps I should of re phrased it 22 mill of chipboard on 100 mill of insulation will feel pretty warm under foot Screed on insulation is pretty standard and ok also Especially for tiling
  17. A screed will seem quite cold compared to insulation and CB But also depends on the final finish of the floor
  18. Dave has a good point with the worktops and also Christine Two of the main granite and stone worktop suppliers are local to us Wickes simply get them to come out and template and add 25% on top for one phone call We went out to Wickes originally as we liked the style of kitchen Very German looking But the cost quickly climbed As Christine pointed out your not a lot different than a bespoke kitchen we found Wickes to be quite secretive They didn’t want us to look to closely at the design and were quite coy when it Came to exact prices When I told them I would fit the kitchen myself They started to loose interest The day they have there own fitters but they seem to use who ever is available We have a very large kitchen with a lot of appliances So it was never going to be cheap We eventually settled on a German kitchen. (Nolte) We had all sorts of odd sized units My wife finished up with exactly the kitchen that she wanted No compromises We went direct to Granite UK for quarts worktops The final cost was about Less than Magnet and very similar to Wickes Dont be rushed into a decision Some of the main players are simply not interested unless you are ready to buy NOW
  19. You normally match your window heads to your doors 2100 from the floor is normal regardless of ceiling height
  20. I think originally he was looking to use the land as a deposit Buying a flat or a house leasehold would be totally different
  21. Ultimately you won’t get a mortgage or loan against land that doesn’t belong to you So it may be less complicated than he thinks Gift it to you or not
  22. When did our GRP A good friend advised us He works in a boat yard and works with GrP everyday He did say if your boarding gets wet you are stuffed You need to re board He advised a perfectly dry day Start early as we are south facing We started at 5am and finished at 10am just as it was getting hit I was about to start the top coat and he advised to wait til dusk He pointed out that direct sunlight can almost be as bad as the rain
  23. This is another example of so called professionals milking you for every penny they can Joes experience pretty much mirrors ours Our Architect has done a drain layout showing Treatment plant and top water running to a soak away We also where Clay So no go there I did pretty much the same as Joe BC was ok with it But asked if it could be on a proper drawing The Architects assistant spent 20 mins putting it on a drawing and emailed to me o charge The reality is your Groundworks company may well find a better solution and tweak things anyway Or find you may have to add an extra manhole or two and sort this out with BC while the drains and foundations are going in Everyone has to earn a living but theses fees are unreasonably
